I particularly like the bit about lifestyle buyers.
In NE around Aberdeen the game may be up. A reasonable amount is bought buy those from oil industry, rollover money from development, this could be drying up.
This coupled with the state of tattie game it does not look so positive at the moment!

Thoughts.
They have been saying that for years ,but this money just keeps appearing !!

Well we are now in late August, shite summer, crap prices and the reality of CAP reforms appears to be sinking in, and oh oil prices are on a par or lower than time of original post.
Certainly appears to be more turf on offer round here, full units along with the more usual 50 acre distress/restructure
It appears that even RICS are in their own brand of enthusiasm state that things are tricky "market conditions ( for land) looks set to remain challenging."
Average prices back 10% end 2016?

Well we've just been outbid on local farm. Not sure if it was builder/oilman or farmer! Thought we made a good offer. Obviously not! Land outside Aberdeen definitely trading at a premium to other land due to location. Land at Strathdon 40 miles away looks much cheaper.

If anything prices are up round here definately not back

Just reading the local paper, and Robert McCulloch of Srutts says the following
"For farms and setting aside the perennially sought after prime arable zones ( thinking South Angus, parts of East Lothian, Howe of Fife) where some outstanding sales have been achieved- the wider market appears to have become more fragile."
He goes onto outline all the reasons that we are aware of and then goes onto say,
"Notwithstanding those comments the great majority of farms offered for sale this year have found buyers- albeit in some cases at prices below initial expectations"

Froth ready to get blown off the top and ready the beans for more realistic opportunities?
