Septic Tank & BC

My current septic tanks leachfield has failed, my garden is tiny and we think the leachfield goes under my neighbours drive into the farmers field. The tank is a fiberglass klargester onion shaped one and has been in for over 20 years.

Someone has been out and said by the time you dig a new leachfield / fix the current one, get permission from neighbour & farmer etc it would be cheaper to replace it all with a STP. but, the only building reg i can get a tick on is that the STP is situated 10m from a building. He said i could put a 15m trench down one side to act as the soakaway, would BC allow this? The soil is made up mainly of topsoil over 2m of coal dross (1820 build) then clay... The other option is a ditch directly opposite the house, which means going under the farmers track, assuming he lets me, but this ditch is mostly for excess rain and doesn't have 365 flowing water, so is that not allowed?

Originally when we moved in, the person who built the extensions directed all the rainwater into the tank, so when it rained heavy the lid would blow off

, all rain now goes to new soakaways, and there were several trees planted right next to the septic tank, all removed, but i think its too late the damage is done.

Ive attached a pic if anyone can help...

i had one similar and it was shite, soakaway failed years ago just blocked up

recently fitted a new tricel treatment plant whicvh is much better and the outlet is crytal clear, if the sakaway you have still takes water you could tap the outlet into that?

If i were you though to be honest i would just direct the new soakaway into the ditch in you plan to the left, just get it in nice and quick. ;)

Same here, soak away was a moving bog in the garden, everyone on this road has problems with soakaways so replaced the septic tank with a tricel pipes straight to a ditch, water runs clear out of it, totally trouble free since.

thanks for the replies, do BC have some leniency - the ditch here is not running water 365.

existing soakaway is totlly fd, just looking at the tricel plants now, never heard of them, looks like less digging than the klargester ive been quoted for, longer warranty, no moving parts and maybe no concrete backfill - thanks

I put mine on fine crusher packed tight, then we packed that around it over a meter treading it tight,

I would imagine it will be perfectly fine into the ditch as the out flow mostly of the time is extremely little.

Just get in touch with the septic tank store .Brilliant Company to deal with . The owner knows his stuff about septic tanks . 👍🏻

so what happens with the outflow if you say, empty the bath / washing machine / dishwasher, does this force untreated effluent out as thats when my current setup shows its fd (too slow to soak & overflows out of top of tank)

The tank outflow is 100mm that’s what I put to stream but as said most of the time it’s like a dribble. The tank kind of slows the flow so if you did all those things at one it would not all just fly out the flow would slowly increase for a while

STP is finally in, bit of a nightmare cos once they dug past the clay at 2m the hole flooded from the fields and wouldn't stop even with their pump running nearly all day, pumps out to the ditch across the road (farmer gave the ok) and building control have signed it off - i think they could see we had no other option.
