sheds and planning problems

We have a shed which is getting to the point of the roof falling in and one side falling out. The roof is sagging in and leaks so it's getting abit hazardous. The green house next to it is falling down and glass coming in. We thought of we knocked it down, dug out to level it and rebuild over the original building plot and over the green house plot. It would solve a big problem.

When we did this a few years ago, there were rules as to what constituted repair as compared to replacement. This was just repair,because we only replaced the roof, one side and an end. The wholebuilding wa out of shape and we had to pull it square first.

Did they have a reason the main application was not dealt with by the pre-app officer? It is standard protocol for the same officer to be assigned the case.
In their case I would feel very confident at appeal as long as there are no marked differences between the pre-app proposal and the main application.
Only once have we had a pre-app and full app dealt with by different officers and the latter officer said although they didn't do the pre-app they were 'encoraged' to stand by their colleagues advice.
Yes.I usually get the officer who only works on Tuesdays betwen 10 and three, and Fridays betwen nine and twelve.

This really frustrates me, especially when they are the only ones who you can deal with. Of the time they are working half of it is spent on site visits where you can't get hold of them.
I think when we are notified of our case officers we should be provided with their working hours and their direct phone number; I must spend 3 hours a week on hold or using an automated system to get to the officer I need to speak to, who I then find doesn't work on that particular day.

Hi everyone.

I'm after some advice. I recently requested to the planning authorities for a 60x 30 shed on my nans 1.5 acre field. This would be used to store machinery and straw as im a contractor and straw merchant.
I did it through the ag building notification method as we have a few sheep and rent about 40 acre for them. I would use the building for lambing in spring and storing machinery in winter etc.
Now, the planners rejected it as they said it's an uncommon building on that sized field/garden and want me to go through full planning but if they didn't like it that way what's to say it will pass going full and paying a grand for a rejection.
Now I've got another plan, my grandad has an old workshop shed which is 30x30 and a green house next to it at 30x10 so I'm thinking would they let me knock them down ( they do look rough and it would tidy it all up ) and put a new green shed up in its place of 30x45'.
The shed is built into a hill side and the green house is about 5' lower than the shed so you can tell its on a steep slope. My thoughts was to dig the floor out of the old shed down to the level of the green house and I'd be able to put a shed up at the same level as the green house was. It wouldn't be much higher than the original shed roof ( 2-3' ).
Does anyone know what the rules are to this upgrade or has anyone any advice as to how to get the shed.

You'd of been refused the first, because the plot of land isn't the 13ish acres that you need for 28 day, it doesn't matter how much ground you farm, although that would support an application if you went for a full application for a building.

I'd have thought, if you put in for full planning to replace the barn and greenhouse then that would be your best bet. Id be careful about wording your needs for the building, if the council or locals think there will be a business running from there, with increased movements etc.

@S J H is correct on the 13ac but although we have seen examples where a written lease of the additional land has been accepted as evidence providing it is for longer than 7 years from the application date.

Full planning and honesty over its use would be my suggestion, with or without a pre-app.

A typical example; I have taken over a job, the old planning application for which was already made. It took a few days , with me following up because they never called back, to get the name of the officer responsible, as I needed to make minor changes and wanted advice. I called, got the standard answerohone message, back in the office on Monday. Requested a call back, which never came, so phoned on Tuesday. Not in the office again until next week. When I did speak to her, regrettably I could not completely contain my frustration.
On the other hand, dealing with the EA about this same job was a genuinely pleasant experience. Easily arranged a site visit with the oficer responsible, we told and showed her our intentions, had a coffee and a chat, just need to send a copy of the detailed drawing of the scheme. Simple.
