Site compound storage

Done it twice, just used an agent both times.

One was leu of some concreting and building a pen. Planning to replace if soon as it happens.

Second one was a financial arrangement. Make sure it has allowance for repairs/reinstatement/overrun.

Have been approached by a company (reputable not pikie's ! ) owned by a neighbour

They have a 4 month contract to do some work on the A5 and need a secure compound to park machinery etc, 24hr access required

If the firm is owned by the neighbour, then ask him how much he is prepared to pay............. then say it's not worth your while unless it's twice that.............. and reach a figure in the middle.

We had a firm here around 20 years ago, doing similar roadworks, that paid around £1000 week for storing their machines and having half a dozen portacabin offices.

There is other perks of road planings, tarmac, drainage channels and kerb stones that they may need to leave behind !

1000 pound a week , wouldn't cover the insurance . 20k a week is nearer .

Get your agent to negotiate, they should pay your fees. We did this a few years ago and it was a useful earner even with the contractor putting down his own hardcore, fencing etc. That of course is your alternative, to rent them bare land elsewhere and they put down a membrane and then their own hardcore & fencing and it has to be reinstated after they finish. Make sure you include a hefty over-run clause, in case the don't finish when they say. Ours overstayed by about 6 weeks and it was extremely lucrative! Even more important in your case if you do let them use your shed site.

I really don’t need an agent - doing a deal is hardly rocket science, I’m never sure why farmers are so reliant on them

All I wanted is an idea of rent so I can kick off negotiations something like

It’s about 35,000 square ft - secure and we are about a third of the way through laying 6” of crushed concete sub base down ready for a new shed construction

They want 24/7 access plant storage and to run porta cabin site office and staff facilities from there for 4 months but won’t start until March - this effectively looses me the new shed for a year and will be disruptive

£2/sq ft seems cheap to me but I’m thinking if I could negotiate them completing the hardcore base to a decent standard that could save a chunk of the shed budget .....

Just curious....how would the planners treat it?

As we already have permission for the extra yard space and 10k sq ft shed I doubt the temporary different use that invoked no actual structure construction wouldn’t be something they couldn’t do a lot about ?

Dont count on there idea of a decent standard of base being the same as yours would be

I don't get the agent thing either, why let someone else make a living out of something that isn't really that hard?
Ah but the companies pay the agent fee. Yep agents work with these companies all the time, they may see a farmer once in ten years, who's side do we think they're on?

The fee is simply removed from the deal regardless of who pays it farmer or 3rd party

If there is no fee the 3rd party can pay more
