Solicitor recommendations for buying a farm in Scotland please

I'd be more concerned about the lifestyle factors. A good farm with some cultivable with the benefit of the gulfstream , a nice view over the Solway Firth estuary and close to Dumfries new hospital sounds about as idyllic as you could wish for
This one ticked ALL our boxes but we just weren't ready for it in time...

Be careful of rainfall figures, the official figures for here are taken from Prestwick Airport which is well known for being much drier than the surrounding area, add to that the difference between free draining sandy soil versus 6 inches of brown soil over clay and what you think you are getting versus what you end up with could be very different.
Some good info on soil types which I used for our search.

2 miles from the Island's cottage hospital and emergency care site. A short air transfer to Oban Hospital in a real emergency. ;)

I’d imagine the first of those is little more than an ECG and a first aid kit at a doctor surgery and the second needs to have clear flying weather and availability of helicopters - of which there are not many. In reality, they’d likely take you to Glasgow QE, if they got you in the air.

i wonder where the nearest duty cardiac surgeon would be - there’s probably not many outside of Raigmore, ARI, Ninewells, PRI (?) ERI & QE and highly unlikely to be one in Oban.

That said, a Glasgow based surgeon is likely to have excellent experience of heart diseases, which would be a positive.

Not much left in PRI these days.most time you just get sent to ninewells.

Some of the Scottish responders on here have cautioned about how wet some areas can be. I appreciate their concern but counter that I was originally drawn to Te Anau in NZ with an annual rainfall of 1200mm and used to work in flood emergency response where I went out when others were sheltering from the rain. I'd see it as a nice challenge. It's better to farm in too wet an environment than a too dry one in my view.

When we find the right fram the business plan will take full account of the climate there (and the likely change in it over time).

Pah! 1200mm is only four feet in old money. Fort William can beat that by another 600mm. :rolleyes:

We are looking for:
Tranquility
Reasonable (mixed, not just pines) tree cover in the landscape
Some contour (ie: not dead flat)
Water (lake or river both work for us)
At least some good grazing land
Reasonable access to livestock support services
Reasonable access to health services (getting older. Heart attack last year)
A decent house (or one that can be made decent within our budget)
A rural community we can become part of
Size flexible, probably between 50 and 500 acres (we will create our business plan to suit. It's about quality of life, not maximum earnings)

This one had us excited but we weren't ready in time:

There is a nice bit of land come up just south of Newtown St Boswells.190 acres or so with some woodland.Couple of good sheds.St Boswells mart just 2 mile up the road.

Got trees planted rather randomly and quite a lot like over 40 acre of it a busy A road right up the middle of it and it’s a bog hole in the winter the sheds the most obscure design as well apart from that’s it’s ok 😂

Many farmers have moved from the Western side towards the East and Northeast for better farms. They used to be followed into the West by the Irish.
I thought the saying was “Forfar for a bride, Kirrie for a ri…….”
….oh……er…,,hang on, that’s something else I’m thinking of.

Most of the land is on the west of the 68.It always looks well in September when im past on my annual pilgrimage to the mart for the sheep sales.Could easy get a house in Boswells and farm it from there.Tootle up and down with quad bike and jobs a good un. Is it not light land around there?

I wouldn't wish our current farming climate on a mate.... it's a shitshow down here, to put it politely.

Same "let's watch it burn, and build it back better" UNspeak crap you guys have to endure, without the topups or respectable farmgate pricing for low-impact commodity production. Probably the best sector is forestry or arable, and Ian isn't headed that direction

just hope he's headed our way for a visit and some cough syrups/Fanta

It’s good area but that patch will be the worst of the good stuff , he’s spoilt it with tress all
Over the place and that bloody road divides it , it’s a bog hole in the winter all detracts from it in my eyes and bet it makes over a million though , some heavy hitters have it surrounded .

A fencing contractor owns it, everywhere looks good in September !! After been on that road in a tractor yesterday if your driving a quad on their .... well make a will first you will need it I can assure you.
