Splitting a 90 acre field into 45 x 2 acre fields

That plan above has 100 tiny lots, you can see where the problems arise.

The field we have has full access right along one side via a half mile of permanent, hardcore track, it's more like a road than a track and has been there forever. 'If' we were to try to do anything I think we'd go down the route of 0.5 acre blocks, each 50m wide, directly off the track.

The location is extremely desirable, so even without planning the current demand for 'your own bit of countryside' could mean there's a good chance of realising decent £ for each plot....and we're onto at least 15 plots, released in ltd supply over time, obviously.

We're not going to do anything yet but it's definitely in my mind as a plan for the future.

And I’m seriously pi$$ed off at ALL the people who think they own a piece of it anyway
If it is urban fringe then what chance of future development? I would be careful parting with that. I would be thinking of hanging on to roadside frontage/ransom strips. Another thought are some barns on the land if funds permit. 15 acres with a barn might be very appealing to some.
The other thing is what would happen to the funds released? We are/could be facing massive inflation in the not to distant future. Money sitting around out of assets will lose big time.

2 plots, one a lot more likely to be developed than the other (it'll be staying as it is) The funds would be ploughed straight into another operation that's ticking over in the background, as always...;)
