Splitting a 90 acre field into 45 x 2 acre fields

Just pondering
I have a 90 acre field on the Urban Fringe
( if planning isn’t favourable for more lucrative uses)
What would stop me splitting into 45 x 2 acre fields and selling each one individually

there seems loads of new people on here wanting to buy an acre or two for the Good Life.
say £40k per 2 acre plot
Sell/transfer all on the same day to avoid being stuck with a few
??

Nothing stopping you. Issue would be access unless all "plots" adjoin a road. You can add a clawback in perpetuity now for anything other than amenity / leisure use. Maybe use your pd to put access road in first.

A bit optimistic in finding 45 buyers to transfer all on the same day, especially given how many solicitors you would be dealing with.

Other than that I think access and services would be the biggest issue

Roads on two sides. Existing 4 gateways into the field as it was about 7-8 fields years ago

stick a few tracks in divide it into grids each plot comes with equal share of rites to the track and the upkeep sounds a good idea I’d reckon the smaller the plot the easier it would sell but obviously would be more paperwork involved the more sales

I’d want shut off it sold be forever dealing with disputes and the like having 45 towny tenants
no need to sell just lease /rent the bit between them and you to create an allottment barrier, .Every 1/4 acre plot £20plus/wk on say 15 acre , thick end of £1000 week , less cost ,the govt doesnt seem to want farmers producing food so go with the flow, Think of setting the scheme up like the static holiday camp industry does

I can see there would be more money in it but if it was me I’d just sell it and let them get on with it can’t think of much worse than 45 plus tenants squabbling over who’s plants grown over who’s fence etc

Quite a few folks selling fields in this manner now.
Often see plots for sale, haven't actually taken any notice of values though.
But must be a fair uplift on ag prices.
