Stables & Land To Rent Near Newcastle upon Tyne / Northumberland

My partner and I are fed up with running a livery yard for the usual reasons. Mainly the high turnover of people and the hassle!

We're looking to rent out a block of 6 stables at £1,000 per month for the long term. Rent includes hay/haylage/straw, management of the fields, school, buildings, etc. and a secure tack room.

The fields and school would have to be shared with our own horse and two liveries but the block of 6 will be exclusive. If the liveries leave, there will be another two stables available. We could fit more stables/horses in but there won't be enough grazing.

I'm open to other offers/suggestions but it makes sense for me to carry on managing everything. I know every square inch of the land, I know how to run it and it doesn't take up a lot of time. It wouldn't reduce the rent by much if someone else did it. Same goes for the forage/bedding. Not much cheaper if you provide your own.

It would be ideal for running a small riding school as it's a horsey area. Or maybe breeding, dealing or even a small racing yard. It's very clean and tidy so it's impressive if customers/clients are visiting.

There is also a 2 acre field we don't use that could possibly be turned into a cross country course or a gallop. It's around half a mile long, narrow but not very steep.
