talking on a tenant farm - how much rent should we pay?

Dairy farm, 126 acres I think, rent was £17000 15 years tennency I think

Not sure which farm that was I can’t think of any of the holdings that were let out in the last 12 months round that acreage but if it was that low it will of been for a reason... but there was 3 up for tenancy 3-4months ago, 1 of which now been let out the other 2 held up due too corona virus, I have all 3 sets of particulars if you’d like them £230acre for 2 and £210 an acre for the 3rd... only 1 of which comes with bps payment entitlements

Yeah I’ve looked at a lot over the last couple years and all have been around those figures

I will see if I can find the details, I may have chucked them, too many rules for me to be interested, eg can't plough, can't sell silage etc etc

Probably not.

Just "pay" the spud grower for all the work, seed, spray, and sell them the crop. Contra the lot and end up with the rent. Ditto grass. Then it's not a let. But we all know it is. 20 hours carting spuds at £300 an hour. Or I suppose the big growers could just give one of their staff a hand applying for the tenancy.

Just ideas. Sure it never happens. Llama petting, hand knitted yakswool yurts. I don't know. Just tell them what they need to hear which is pile of dosh with environmental fluff around it. Only plant at midnight on a full moon / seeds all the right way up etc.

The farmer is on an Arla contract milking cows on a NZ style system, this will be their 4th unit, I'm not sure whether the figures would look quite so rosy if they hadn't got existing units next door and were not on as good a milk contract.

Note to self - build four dairies? Figures are always bobbins on day one otherwise everyone would do it.

land agents will point out, the house rent alone, is worth x amount, so the farm is 'cheap', what a load of rubbish, if said, potential tenant, was renting a house, prior to applying, he had a wage, to cover the rent. We all know, profits in farming are not great, and are very up and down, according to weather etc. I fear, all the high rents etc for new tenants, are going to leave them, with very little, after tenancy ends, and the owner, with a farm, in less 'health' than before. The only people who gain, are the letting agents, who, in return, push for shorter term tenancies, I wonder why ?

Any half decent house is going to cost you £12k a year, so the fifty acres and buildings are basically free at £240/ac

Lmao don’t know where your renting houses at but you can get a very lovely 2/3 bed house in a nice village with all the Country feel too it for about £6-7000 a year in Staffordshire... and if youv never been in one of the houses on the council farms in staffs they are mostly far from “half decent” more so.. damp and falling down... a hand full have had money spent on them in recent years but the majority are ready too fall down

A 3 bed semi Det cottage is £1000/ month in these parts.
Smallholdings need some other income to make them pay.
Its a shitshow, but whats the alternative?
