Any tenant nearing retirement age wil be familiar with tactics used by members of the RICS.When you say you don’t want to retire the newly qualified recruit will be sent around to and l can testify it to be extremely stressful.Without going into detail it resulted in me having to undergoing twenty sessions of therapy before being diagnosed with PTSD and anti depressants for six years and counting.I challenged the case with the support of the NFU and it’s legal aid scheme.This helped with my forty thousand pounds legal costs which completely reversed the landlords claim and ended up in a payment to me.But l had to surrender tenancy.I issued a complaint to the RICS.They lost it so had to resubmit.Many deadlines were issued and missed.After twelve months of emails the investigating officer rang me to say he hadn’t found any wrongdoing by the agent but informed me he was leaving his position in an hours time.Then l received his report a complete whitewash for the agent.But surprise surprise you aren’t allowed to appealSo l issued another complaint which l hoped would be supported by the President of Union also a tenant.Three times l contacted her office but was literally blanked.This was an opportunity for Union to show support for tenants.Wrote to Farmers Weekly with my concerns to make them public about the Union and RICS but they said it was too critical.But it was the truth.This story needs to be told to highlight problems facing tenants and their lack of representation.This whole episode had lasted six years of suffering and l need cl osure to get everything off my chest and try to move on in life.So next step is my MP.He was a great help sixty years ago when on the death of my father l was given notice to quit a month later despite previously being reassured that l would be able to continue .

Yes Royal lnnstitute Or Chartered Surveyors are in England.This behaviour was highlighted by the Tenants Reform group in Scotland a few years ago.Apart from the initial advice from a member of the NFU tenants services this would have been a whole lot worse but as this case went on it was obvious that the Union couldn’t provide the service that was required.The tenants representative showed no interest when contacted.You can probably tell l have been mentally scarred by the whole episode and let down by RICS who seem to think this behaviour is appropriate.

My sympathies for any agric.tenant being harassed by professionals.
Assumedly aha. What does agreement say about term end? Did you keep paying rent and keep place up together regarding rules of good husbandry?
It can be a pretty unforgiving minefield. “Professional solicitors, land agents and lawyers play a high stakes game and they can play dirty if they think they can get away with it.” Professional bodies close ranks and complaints and appeals more often than not are not independent but follow their own agenda.
It’s tough, it’s wearing but folk need to stand firm and not fold easily.

Over the last eighteen months l have repeatedly asked for a representative of the RICS to visit me because l said this could all have sorted in a face to face meeting.Ten times this request has been refused so the case carries on until l tire!The Notice to remedy was sent in the post and was about three acre property.Every post was inspected to see if it was loose and l was even charged ninety thousand to repair a concrete road which l had funded.Next phone conversation l queried the amount and he yelled down the phone. Three quarters of a million MrMcLaren.This was difficult for me with my daughters wedding two months away but l decided to keep it to myself which was obviously difficult.The union said it was the highest claim they had ever seen.I will stop now cos you have probably heard enough but l assure you it does get worse but would be happy to divulge if it would help anyone else.Tenants tend to keep their landlord tenant relationship in house which doesn’t help.My Complaint is still ongoing so expect another delay by the RICS tomorrow.

I surrendered my tenancy in 2018 but a lot of what l agreed have not been agreed to which is why l am still owed a lot of money.That is why l lodged a complaint with RICS eighteen months ago and was told to expect a reply today but l am not holding my breath as deadline has been missed on nine previous occasions.l have gone public to warn other tenants so they can prepare.

When l received my notice to remedy of three quarters of a million this was the starting point to consider retirement.After a lot of negotiations with professional advice costingForty Thousand pounds an agreement was reached.This was to ignore the notice to remedy ,payout to me and lifetime tenancy of the house at a nominal rent.To be fair to the NFU they helped with the fees and subsidised my complaint to RICS.Since then they have blanked me.The President was to have supported my complaint but have not had any evidence of this.And they have completely abandoned me.My house is now covered by a residual tenancy which means any repairs are supposed to be covered by Landlord.But he still ignores my request to cover cost incurred sine taking over new tenancy of nearly Five grand which l have also complained to the RICS.As
have said previously l requested a member of their organisation to visit me but that had been rejected nine times,Supposed to hear from RICS today but not holding my breath!Hope to take my case to my MP because this treatment of tenant farmers needs to be highlighted

I think as the issue is “on going” , it’s best to keep it private and if @glasshouse is happy to offer guidance to @Mclaren (or anyone else who may be able to advise) to keep it to private messaging

Once the matters are resolved, there may be useful info that can be brought out but for now ...
