Un manned caravan park - would it work??

I drive past the site most days, houses (tenants mostly) overlook it so it's not remote but I am not willing to allocate much / any time in day to day management. I Am not expecting to get Rich out of this but I am hoping for bigger things in 5-10 yrs from the site. Caravans will be the only planning option I have e currently, they could open the door though for the future.

Spending some money is fine, EHU, cctv and hard standing would be ok, water and sewage is there so not much cost. What I would like is a few long timers to stay there for most of the year, that would help me out a lot!

If I get planning for a five pitch site but two or three stay there much of the time, how does that stand, who is going to worry about it...
 
There is a 28 day rule . This is to stop it becoming residential so they have to leave at 28 days , returning is a grey area but 24hrs min. You could get away like many do in the winter with long term campers but if you’re shopped you don’t have a leg to stand on. Personally I would put hard standing pitches in so can be used in winter. Whilst doing that put trunking in the ground with draw ropes in, so you could add electric if needed at a later date. Water and toilet emptying is a must. Another cost of electric is that it has to be signed off every year by electrician after he has checked all sockets etc. Metered electric is ok but by law you can not charge more then it costs you, if you include it in the pitch fee you can charge more as your giving it free .
 
ah ok, so regardless of lawful planning application no one caravan and be there 28 days plus on the trot, had best set up another site and rotate then!

Sparky check up us fine, got several I use most weeks.

I think hard standing, sewage entry point (what do they look like!?) and electric won't cost much.

What about rubbish? Do council charges rates?

I've been told £14 a night for round here which doesn't sound much but if I can get a few fixed unit on it in 5 yrs time it's worth it. The last lot paid for them selves after 8 yrs, be great to repeat for the kids benefit, as ever!
 
Rotation with your Mrs or brother in the field opposite is done. It’s basically a large flush toilet, you can build your own in brick and slope sides in cement, smooth off and paint with floor paint. It leads into a drain with a trap for smells. Have a hose to rinse around after. Washing up water or shower water could be encouraged to water the plants or hedges you have just planted. Motorhome needs a drive over waste water as they have onboard waste water tanks unlike caravan who have a waste tank on wheels outside. They do sell a fibre glass toilet waste emptying point, might be cheaper then building one with labour and materials etc.
 
Pitch prices vary to where you are. Give you a clue haven offer 5 nights off peak ie September for £30 inc electric with pool club house etc. Toilets and showers.
 
Ps most haven sites are on the coast and who goes on holiday in autumn on the coast ? Mostly pensioners with limited budgets so they go for a different market till half term.

You'll need a cesspit as the elsan liquid is not for a septic tank type of diascharge. The local tanker will empty but there is a higher charge. I have built a high level & low level discharge points using a SS funnel covered by 24" x !8' inspection covers. One for the casette type & one for the auto discharge type.

Yes but remember in school holidays they probably got nearer £60. They just need to tick over in September till the last half term in Oct. it helps pay for staff the pool etc.
Kilm Park in Tenby for a tent no electric £60pn however you get a lot of facilities and entertainment for your money. For us with children quiet sites are not fun the boys love to cycle and meet others. Suppose you are aiming at the flash caravans older couple

Yes there is sites out there to suit all tastes. We have staid at sandy balls in the new forest when the kids was little, but now just the 2 of us £60 a night is not worth it and above our pay grade. We have used haven etc but low season and on discount other wise tends to be small farm sites etc. You will not become a millionaire with a small site but if you can find a niche and make it work it’s another income coming in.

I could'nt see an unmanned site working (particularly for myself in my situation). I looked into it a while ago and the impression i was given is you need to meet and greet, you also need to be on hand for any of your customer's needs. There was also the added costs of remote monitoring/managing said site.

Then you have those who want to take the pee and not pay.

It was back to the drawing board for myself, unfortunately, I'm still writing ideas on it and scrubbing them back off when i find out it's just not doable. Currently thinking about selling the board to make some money.
