Only downsides I can see from a quick glance are that the farmhouse is currently occupied by the employee. And you'd be (where possbile) expected to keep the employee on.

Even excluding the house/buildings though it only works out to be £3400/ac.

Looks a cold old place to me.

Looks quite wet and marshy too.

Also just spotted brochure and photos all done in Oct/Nov 2012 - must be a reason for it being a year late.

Yep it is pretty exposed drove past it on Sunday on the way back from Scotland. Was wondering if any of the local guys on here new anything about it, plus number of sheep you could expect to run on it.

Not sure why its been on the market for that long again maybe some of the local guys can shed some light on it

I know. But it would be somewhere to call my own instead of the bit that is family owned and bit that is rented at the moment. It just depends if the figures stack up. Hence asking if any of the local guys know what sort of numbers that land will hold.

Anything under £900,000 that is farmable (as opposed to this bit of moor) is, I'd suggest, in S W Scotland.

Having said that, some places in West Wales are more reasonable than others, just depending on circs at the time. We met a father and son from Somerset who recently bought a very decent 110 acre ex dairy farm near St Clears (nice grass area, near Carmarthen) for very, very reasonable money. Yet, a few miles away, the neighbours would slit your (and each other's) throat to bid up a similar place to very high levels.

Farfrae will confirm that the other day, another place near him went for reasonable money. It's just a question of looking out.

I took my family there when it was the otter sanctuary, it was good! There were some good buildings with it then, although they were traditional ones rather than modern. The land didnt seem over wet to me, but we were only on a set path so I can't speak for much of it. It is very bleak up there and gets snowd in easy, but the A66 is dug out quickly being one of the main routes north, so it's not as isolating as you'd think. Used to be one of my old stomping grounds, that's how I know it fairly well.

Bound to be, I suppose; both very charming people who said the nicest things about Carmarthenshire.

The father is I think recently retired and it's the son who is the farmer, with a flock of early lambers?

We've been invited over to have a look-see, so we'll pop over next time we bump into them. If you see 'em before then, remind us to them.
