I need to get a little field <3ac valued what should I expect to pay a valuer?
Why pay anyone?
I would expect you to have a good idea of the value without asking someone else what their guess is.
The value is whatever you can get someone to pay so auction is best way to sell, if you are buying then offer as much as you think it is worth to you to secure the deal.
Never had anything valued that did what the valuer predicted.

Maybe Bogweevil needs to get the field valued for probate or is purchasing off a relative and wants a independent valuation so no one in future can say he got it cheap. I expect if you are borrowing money to buy the lender would want a valuation. I would try for a hourly rate it cannot take to long to look at the field and check if there is any long term planning hope.

Valuation of Freehold Property: 1% on the first £1,500, 0.5% on the next £11,000, and 0.25% on the residue of the valuation of the freehold. (Minimum fee £10). That is from the 1971 RICS fees guide which has been abolished and there are no longer any set fees so worth absolutely nothing to you! :)

when my father died we had to get everything valued ( by a licenced valuer ) for probate.

every time I’ve borrowed money to buy a house or land it has had to be valued as part of the loan application / approval system

real estate agents aren’t necessarily the best source of valuations as they tend to have a conflict of interest - especially if they are selling or hoping to sell the property

Not what you’re asking for but what is a valuation other than someone’s opinion?
On the open market it’s worth what someone is prepared to pay for it.

A starting point is what is other ag land selling for in the area as that varies widely across the country/land types.
Then what is the potential interest? In an arable area where everyone has a 30 foot lexion it will probably be lower than larger blocks as far as farming is concerned. in a stock area it it’s probably worth as much, as any other land to a neighbour possibly even slightly more as a place to keep a small number of stock separate to everything else.
The big question is does it have any value outside of agriculture? As a pony paddock it could easily exceed double the agricultural value, as a potential building plot it could exceed 10 times the agricultural value but that might be a complete non starter.

As for professional valuations, there’s a block of land been on the market next to some of mine for about a year. The man who’s been renting it recons it’s worth about two thirds of the guide price which coincidentally is about what I’ve offered. It’s still on the market so it would seem others think it’s over valued too.
