Water meter for tenants

Have a mains supply that will be used for both the farm and tenanted house.
Does anyone have experience of installing /using a sub meter for a property.
Looking on line there is a vast difference in prices. £25>£100. Does price buy a lot better quality meter?
 
Just had a new supply for 2 farm cottages as sold a barn for conversion so existing supply went with that.
Water company refused to put 1 supply in for me to sub meter, made me put 2 separate meters and cost over £1k extra.
 
Cheaper ones aren't as officially accurate as the more expensive ones. Take the choice, 2 bed cottage won't use much.

Water board insist on metering everything now, can't do the maths on sub meters so well!

I Wouldn't bother.
Just lump on whatever local authority have down as water charge element for that band of properties council tax to rent.
Should think it will work out in your favour that way too.

My rented properties have meters on the pipe that goes into the property, put in when we converted. One needed changing this year so it was easier to buy one from Pipefix and get a plumber to instal on the mains pipe coming into the house. £100 - ish. when charging the tenants for water, you have to use water company rates and you can add a little for admin and standing charge if you want (I don't bother, they use between £40 and £100 a yr in water)
