You've got the wrong end of my stick, the OP says he owns a house with very little left on the loan with some cash in the bank, I would suggest looking out for an existing , if run down steading and say 20 to 50 acres ( I don't know the land market in the OP's area) and look at putting 50 to 100 cows on rather than being transfixed by the 'it has to be 250 plus grazing in the spring' fixation . He could possibly consider robots and keeping his current job or a milking only employee for the new enterprise and doing the same.
I would advise against selling or mortgaging assets to go farming in a rented situation but I do see the attraction.
Interesting thoughts thanks, land isn’t too cheap around here!!

That's a fantastic idea, except for one minor problem, how would TB be managed?

Simple.

You shoot anyone from the ministry asking about it then bury them on the plain where no one will ever find them.

It is a gaping hole in my master plan though; better to move and try the system in the Cerrado of Brazil where there is something bigger that eats badgers.

No, and that is the bit that needs alot of thought (like what do you think the value of land is going to do) but the same applies to rents.
One of the problems with renting is that if the farm is in any way decent you will face lots of competition so you will inevitably have to pay well to get it and then you have the term length to worry about.
I would suggest 10 years is too short unless the farm is good to go from the start and you can capitalise it in month 1.
You will be surprised how the age of 33 turns into 53 as well, at your age your success is assured and you will live forever if you pour all of your thirties into someone else's place and for whatever reason it doesn't work out you will never get that time back, thats not to say don't have a go just to stack things in your favour as much as possible.
