What do do with 1 acre

Chickens. pigs or veg for bigger income - and work.
Run off meadow for neighbouring livestock farmer for minimum work - or income.
Houses for max income but least probability.
Diversification that gets Jo Public to part with their cash straight into your hand is probably best but is very dependent on your location.

Split in half, with two field shelters and two water troughs, it could be worth £150/month for horse grazing, depending on your location. Very difficult to beat that income.

For sheep grazing, probably not even £100 per year.

If you have a neighbour that you get on with and who has stock to utilise it tell him he can have it for nowt if he ferts, sprays hedges etc as necessary. Give him a grazing licence so its all tied up nicely and if in the future anything goes wrong no-one can claim tenancy. Hopefully he will be grateful and you will find he 'owes' you one and will help out with various things for you. Always nice to get on with the neighbours and way less hassle than the other options!
