Bedfordia were managing it before
What sort of money will it make ??? A hundred or a little along with it will hardly take it but I in reality it would be enough .
Could be a runner for some of the land hungry young fellas .
Do you think this could be the future where land will be rented out rather than contract farmed or managed in hand .
Rents might be less tax efficent but at least the landowner gets the " market value " whereas without Bps the soup to share after a problem year could be rather thin

Not a bad thing as long as the rent is for a sensible amount of time so investment in infrastructure like ditches and drainage can be paid back, or have a payback clause built in for estate improvements etc

Whoever gets it has got to have a lot of cash. You’ll of paid out the rent and input costs on 3100 acres before you get any income in from crop sales and subsidy. Your talking about £1 million give it take and that’s without thinking about machinery, fuel, staff etc.

Rent up front ?? That will narrow the field somewhat . But on the other hand a punter able to write the upfront cheque would be in a better position to bend the price in his favour
I see its available in lots so maybe it will end up been rented by many local growers rather than one big concern .
Wonder will their be many restrictions on what the cropping can be ?
Will be very interesting to see how it pans out .

Rent on going in. Not sure the ability to pay upfront will be of any benefit anyway. Once you've signed the deal whatever it may be, then if you don't pay your in trouble anyway. A business that size will be coming after your assets.

would be a brave man to bid much on that right now

where do you even start budgeting the next 5 years ?

I'd agree, but you can be pretty sure that someone will do. I can't see that going for a low figure because too many people will "have" to have it.

I want to say I'd be surprised if it wasn't split up as mentioned above......but to be honest nothing surprises me anymore in situations like this. There are plenty of people out there with money.

I would however be surprised if the incomer makes much in the way of profit out of it after their period of term.

Certainly a lot of large scale hobby farmers out there

silly game but i guess if they love it that much there are worse hobbies (few as expensive however !)

What actually are bedfordia, are they are family run business or some kind of pension fund?

Family owned and run business, built up with some astute land deals.
Over the years been involved in arable, dairy and pig farming, machinery and car dealerships and waste fed AD plants.
Still got arable and pig farming.

There are enough development land multi-million rollover holders who will see this as an opportunity to further their ambition to farm 10000 acres.
There has to be at least one around every major town, and they seem quite happy to travel 20 miles.
