What to charge, Scottish water.

This won't happen till 2023, but l own an area of land right next to a water reservoir and its going to get major work done on it, probably 3 or 4 months work, so lv had a kinda land agent on the phone about the water people using this area for car park, probably water tanks, etc, what would the payment for renting that area and probably another bit be, no figures mentioned yet. Just planning it.

As much free water as u can drink

For that length of time and that amount of work I'd certainly instruct an agent as these 3-4 month jobs tend to grow,. As an ex water co surveyor I'd be happier dealing with an agent then the landowner when its a complicated job like this.

What is a "Kinda land agent"
They haven't mentioned a number, surely they must have some idea?
This sounds like a big job so 1000 quid a day? (y)
See the 'network rail access' thread on here, there's some suggestion that going it alone can get good results if you're half clued in.

that’s a serious rent for yard space!?

No idea. It’s about what Clive was claiming for industrial rent in another thread. Probably with a roof for him, but it’s where I’d start any negotiations. Make it a small enough unit of area and an affordable sounding price and they won’t have a clue, then get the tape out at the end of the week and invoice them accordingly.

Be careful who you have acting for you and make sure you have upfront payments with everything in writing.

£25 a phone call and £50 an hour for a meeting on site write everything down and charge for all of it, Scottish water are not easy to work with, they do have some good people but difficult to get to them expect them to be on site a lot longer than expected so time penalties / definite end of site lease date, then new terms

Find out how much stone they are using too build the carpark and make sure it is yours after they are finished. Mud mats are the biggest pain tho.

Not being funny but I got stone worth a 3 bed semi from a company using my field as a carpark, it’s a lot better value than trying to poke about and bill them for your hours and rent etc
