what value to put on old farm yard

what would the rough value be of an old stone/planeing's yard equates to 0.2 of an acre.
half of it is covered with old telegraph pole buildings which are falling down walls bowing etc
there is one stone building but it is only 15ft x 30ft and it is also falling down.
the yard is technically landlocked due to not owning the neighbouring fields or the old track which leads to it.

I know it could go sky high or be for nothing just wondered if anyone had bought anything similar.
 
Where abouts?Would be interested if near me.

You need access, depending on location and proof that it's been used for farming you may be able to get change of use quite easily which could be worth a lot.

Without full rights of access (and of a width suitable for modern kit) it's no use to anyone!

(Been caught out like this once, too narrow access as defined in deeds, luckily we got the combine in eventually !)

i want to buy it as its in the middle of mine but don't have a clue what price it should be to be honest if land is 10k per acre it should be 2k which is very cheap but its not worth anymore really no 1 has access to it its landlocked and falling down.
I don't want to miss it by being silly then have a battle with some bugger wanting to put houses there.

its no real use to start farming in as its falling down. the track is between walls and cant get 3m topper down it.

well it was part of a large farm which split up, when split land was rented to the person who owned the yard so access wasn't a problem. now the person no longer farms and rents their land out and nothing is done with the yard/buildings. the track leading to the yard is owned by someone else and there is no access statement. the track is actually a public footpath so I suppose they can walk to it? but footpaths aren't to be used for access if you want to get into the nitty gritty

its not necessarily for sale but I would like to own it as there is basically only me can utilise it

Apart from anyone who wants to walk to it from the public footpath.

As not for sale, the value is what the other person would take for it, or what...

....would pay for it. Your joking if you dont think anyone would pay £2k for it. Someone you might have pee'd off earlier in life would buy it just to vex you - £2k is pretty much chump change now.

Nobody with a brain will sell any amount of usable land for £2k.

I expected the general answer being that less than 10k is a no no
do I want to put 10k into it or would 10k be better spent on say equally as big yard alongside my own? or even more shed space?
I think I will leave it alone at the moment and not stir anything up, if I show a sudden interest they might offer it to others

It's an unanswerable without more detail. Where is it? Does he want to sell it? Is there scope for development? Etc Etc.

Agricultural land values are MEANINGLESS when discussing sites with buildings on, ruined or otherwise.
A neighbour wanted to buy a piece of land to extend their garden. About 150 m2. This was so they could sell their house as it had a very small garden.
I said £30k. She came back and said farmland is about £10k an acre so did I want to reconsider.
I did reconsider and said it was no longer for sale!
