What's my shed worth?

So we are looking to replace an old wooden kennel building and have someone interested but not sure what's it worth. He is talking he will take it down and remove by x date for free but the building for nothing.

It's roughly 25 year old challow 86foot wide 100Foot long.90% of the wood is as good as the day that it went in. The guy is a friend so prehaps I should just let it go but just seems it's worth a bit.

My dad has a friend who cares for adults with learning difficulties. Looking at the conditions and services provided for these people I think my old cubicle shed may actually be a better option.

Think someone may have something a bit strong to say about it mind.
