Who owns a water meter / supply

GOT THE BUGGERS!

Gone to our solicitors and we've followed the land Registry paper trail back through all the changes of ownership (us, property developer, developing company, first house owners to current owners) and the right to install a water meter and make use of a pipe to service a trough in a certain field are in the original agreement referred back to by all of the others.

land Registry is useless in boundary disputes, but if you can find the right information they have their uses. :D

Now the silly householder won't accept the land registry documents that I've sent her and has got all defensive about how the hell have I got hold of THEIR deeds.
I've explained that the documents are a matter of public record for solicitors to use to solve small problems like this and that all deeds refer back to rights retained / given under previous deeds.

I hope they get chance to print the full deeds out and get the chance to have a chat this weekend. They might realise how silly they are being.

I haven't told her that the deeds also say how much they, and the previous owner paid for the house. ;)

Previous owner made £500k in 5 years (to August 2009) and they've lost £200k in 8 years if they sell it for the asking price.
That may be the basis of some of her reluctance to 'give in'. :ROFLMAO::ROFLMAO::ROFLMAO::ROFLMAO::ROFLMAO:

I'm very sympathetic but laughing like hell on the inside after a few sleepless hours.

Now it's getting silly. They've accepted an offer on their house and are refusing to discuss my water pipe.

My solicitor could raise an official dispute in the morning and halt the sale of a £1.2m house for the sake of an agreement which is already in the deeds. :banghead::banghead::banghead:
What a silly situation. (Self moderated there)

On the bright side, they will not have told the potential new owners about the water pipe and (no matter what) we will just continue our uninterrupted use of the supply, with a water trough around the corner. ;)

You better add up your costs to find its value.
I don't think I have much chance of getting costs back from them. There have been heifers on a bowser for the last 2 weeks. Solicitor's bill will be £500 plus. :(
I'll enjoy walking up the shared drive, in full sight, and turning the water on.
That may be the only benefit I get.

Seriously, its going to cost them a lot for their solicitor to do all the work from scratch, add up your reasonable costs and offer the info for half, take it or leave it.

do you know which meter supplies your pipe? is it just a case that the meter is on their land/garden so they wont let you turn it on or keep turning it off if you get it on? or do you not know where the meter end of your pipe is?

if you really need to locate the meter shove a cable up the water pipe as long as there is no 90 bends you will be able to follow it with cable scanner?

night time and when they are out can be good times to do odd things like turn random taps on at night or walk all over there garden when they are out
