Now the silly householder won't accept the land registry documents that I've sent her and has got all defensive about how the hell have I got hold of THEIR deeds.
I've explained that the documents are a matter of public record for solicitors to use to solve small problems like this and that all deeds refer back to rights retained / given under previous deeds.
I hope they get chance to print the full deeds out and get the chance to have a chat this weekend. They might realise how silly they are being.
I haven't told her that the deeds also say how much they, and the previous owner paid for the house.
Previous owner made £500k in 5 years (to August 2009) and they've lost £200k in 8 years if they sell it for the asking price.
That may be the basis of some of her reluctance to 'give in'.
I'm very sympathetic but laughing like hell on the inside after a few sleepless hours.

Strangely enough they now want to read my solicitor's documentation so they can sell their house.

I don't think I have much chance of getting costs back from them. There have been heifers on a bowser for the last 2 weeks. Solicitor's bill will be £500 plus.You better add up your costs to find its value.

You're late to the game. All sorted now, and they're moving away. Hurrah.do you know which meter supplies your pipe? is it just a case that the meter is on their land/garden so they wont let you turn it on or keep turning it off if you get it on? or do you not know where the meter end of your pipe is?
if you really need to locate the meter shove a cable up the water pipe as long as there is no 90 bends you will be able to follow it with cable scanner?
night time and when they are out can be good times to do odd things like turn random taps on at night or walk all over there garden when they are out
