Where are you living at the moment and what would happen to that place e when you move out? If you can let that then factor loss of rent into the equation.

Sounds like you are not worried about capital value just build costs so land / plot price fluctuation May not be a concern.

I suspect building jobs will slow up as the cost of doing so gets to steep so the availability of labour may improve.

Get quotes now for the bulk of the materials and then compare again on going and see what they do.

I am not worried about anything..only build costs...it does not effect me in any way...

It would be difficult to find a house in a village around here for £1500 a month so materials would have to drop a fair bit to lose 12 months rent.

local building contractor who builds a lot of houses and has a big team says anyone building a. house just now is mad, that costs are now up to £2700 a square meter . He uses a lot of pvc and he said that jumped by 9% recently
 
We are ready to start build but the quotes coming in are astronomic, well over £3000 / Sq m . It's a high spec. bungalow with all the bells and whistles ( GSHP, MHRV, UFH, complex roof shape etc)

The builders are all so busy they can add a huge safety margin to the quote and still get work.
All through the design phase we were repeatedly told it would cost around £2000 /Sq m .

Do wonder about self-managing the build, just getting subcontractors in, which is all the builder will do. I am worried I would not have enough control on quality as the brickies etc know it’s a one off and that I can’t do it without them, while they can get work anywhere at the moment.

we built one, but we sourced, and paid for, upfront, everything other than the roofing.
negotiated a discount at local merchants, and kept money in there, so builder could 'pop' in, and pick up 'odds'. That was a mistake, worked on discount for 'big' things, the builder picked up his 'odds' at full price, so negotiate a total discount, on some items, could be over 50%.
Took 3 yrs to build ours, drew my private pension out to pay for it, in 3 lots, to avoid paying higher rate tax.
Learnt a lot about building, and found it a interesting, and worthwhile job to do. Added a big saving, owned the plot, and had the building stone to build it, both saved a huge amount of money.

How much is the build and how much are the fancy bits?

Have you had a quantity surveyor work out what you need, and can you source these yourselves to avoid the old Builder Buys On His Account At Full Price And Keeps The Rebate For Himself trick?

It's less expensive for me to buy the scaffold and pay for it to be put up than get it in for X number of days.
 
Yes got a QS.
It's things like you mention that make me wonder about doing it without a builder.
I've sold the cows so have the time, think I have the knowledge and ability, but at 70 don't want to be doing too much of the physical side of things.

Keep building. We started a shed last year. Stopped due to cement price/supply. Now wood and steel is up but cement is down. Shed is looking to be more expensive now.
