Would you build a house at the moment

Right lets gets folks views on here, got planning everything done...ready to build...footings already in i must add done that last year, question is would you build now or wait 12mths for things to cool off,many are saying its madness to build it now

I bought a plot horribly constrained by services before covid kicked off, and have got the outline planning permission it was bought with through reserved matters, despite it being far too contemporary and out of character for the town council. I am going to have to have somewhere to retire to at some point, and will need to vacate the farmhouse to make way for someone to run the farm, BUT I'm not convinced I can get it built viably. I'm going to sit on my hands for 18 months and keep my powder dry.

I will say this, the construction of the foundation itself is not as difficult in my construction as the selection of various decorations and small things. Maybe it was so only with my wife, but here is a living example, my wife and I spent a week choosing bathroom radiators, because so many radiators, in my wife's opinion were not suitable for our interior. I was well aware that so long to choose what kind of radiators is terrible took the decision to place an order at an online store completely understanding what would happen to his wife, when she would know that I ordered without her as she thinks expert opinion). When they arrived, I quickly installed them so my wife wouldn't know, and then when she wanted to change them, I told her there was nothing I could do.

Brave Man. Any issue whatsoever in the future with those Rads will be your fault, and your fault alone....

....and you will be reminded of this, long and loudly!

For future reference, keep choice options down to one or two items... ;)

Yes i totally understand where you are coming from...had the same problems when i built the house i now live in 20 years ago...we have different light fittings in each room, so have to keep loads of different bulbs as spares...thats one thing i would address

Wait for the price of materials to come down, start looking out for bargains and I'm assuming you have somewhere to store all of it. Your local builders merchant will usually be open to a good chat about taking non-moving stock off their hands if you are not that picky. 12 months of bargain hunting can save you a bundle, and you can start booking in good tradespeople now to start in 12 months or later.

I'm worried she's already said "fine" which is actually a more dangerous bear trap than "do what you want"

Wait for the price of materials to come down, start looking out for bargains and I'm assuming you have somewhere to store all of it. Your local builders merchant will usually be open to a good chat about taking non-moving stock off their hands if you are not that picky. 12 months of bargain hunting can save you a bundle, and you can start booking in good tradespeople now to start in 12 months or later.

prices are not going to come down this is the new norm .and builders merchants ( i have accounts with 5 on very good terms) are out to rob you blind.
and where there was once bargains to be had old stock etc ,covid ended that ,there is no old stock anywhere

We must live in different regions as the price of for instance plywood has come down here, not by a lot as pre-covid is still a long way away but showing a trend. Also the smaller local builders merchants, not nationwide chains, do seem to have stock to clear so bargains still to be had here. Internet shops are still good for bargains on fixtures and fittings. Yes everything is still expensive but it has been worse recently.

btw, my experience with builders merchants is they were always out to rob us, covid just gave them an extra excuse in their arsenal.

I will certainly try, but with my wife I think it's almost impossible.

It's true, it's terrible to realize that before all the construction was done in the wrong way. People didn't think about any design, any interior design. They just did what they had to do.

materials arnt going to come down, manufacturing costs have gone up! longer you wait more it will cost!
Building slows down there will be a surplus of materials, doesnt take much this day and age to push supply and demand either way. Interest rates and COL will reduce demand for houses and a recession will see major house builders to mothball sites. Sometimes the cure to high prices is high prices

New houses are flying before the footings are in , plenty of money yet

even if that happens, stuff will not come down! Energy and fuel prices are having a knock on effect,
