Materials thru the roof here, but all gettable it would seem, hearing of folk having 6-12month waits for builders/roofers to start a job, cousin finishing off a house next door at min and every trade is flat out, them getting labour being the biggest issue. Also heard materials could go another 50% in next 6 months! Hard to know! , we have notion of a small extension but gonna park it for a year or two I think to see how it pans out... (NW of Ireland btw!)

When houses are expensive , people extend or renovate , hence busy builders .

Trowel pixies here at the moment.
Spend time sourcing materials for the build but if they turn up don't let them go away.
