WTD: small building north lincs/ south yorkshire

Hi all, im a budding new business, currently working full time, and i need a place to start, and really struggling getting somewhere.
I need a small place to sell tea/coffee and general hangout for motorcycle club enthusiasts. BSA Triumph Armstrong and the likes. My local Triumph club has had to move due to the pub that was used closing down.
This is a huge long shot, iv tried all my local estate agents and you just get treated with contempt because your not handing over hundreds of thousands of pounds.

so, small building with ability for electricity, and water. Somewhere that could be made to feel welcoming to all, and a hard standing/ parking area.

i need enough space to have a small workshop for bikes, and a small seating area for gatherings and tea coffee buns and the like.
currently i work full time, so as it stands i would be only there part time.

honestly i dont know, but i read on another thread, £1/mt

i dont know what farmers would want, i honestly dont, i have a friend that lives in Kent, and rents a double unit to use as a race car prep and storage, and he pays something like £30 a month, but hes had it years, and he maintains the whole area its located on as a good will/ pleasant surroundings brings nicer people.

I think you would be looking more at the £3 per square foot, but that's still a bit dearer than a tenner a square meter.

When you find some reluctance from farmers, it's mostly because we have very little enthusiasm for any contact with planners / rates departments / building control. So what seems like a simple shed becomes potentially a can of worms unless done right.

so let me get this right, you would look at a 100sq mt building at £10/sq mt
so you want £1000/ month?? wow and people actually pay that?

£3 per square foot per year. My agricultural workshop is 30x30 ft, so roughly 85 square meters. At £3 per ft squared a year that's £2700, of roughly £30 per square meter per year, or £2.50 per square meter per month.

As a comparison, a proper "unit" in the local business park nearest me would be £9 per square foot per year......plus rates and bills.

Spot on reasonable.
Sheds are not put up by fairies in the middle of the night.
Water and electricity connections don't come free either.

Yes very reasonable, and what i would expect to pay, along with other facilities,

haha i always wondered who came and put some of those farm buildings up, a fairy never crossed my mind though :)

still it may as well be a million pounds per month, as i cant find anything !!!

Try a local self storage site. they might have something suitable other than shipping containers and their premises will be well guarded and wont mind people coming and going.

i want to run a cafe business, as well as small restoration workshop, so a container company is hardly likely to want bikers turning up weekends and evenings through. I looked at a local container storage to store my 20 foot trailer, it was something like £90 a week !!!!
totally unrealistic. Im truly at a loss,

Nor are farmers to be fair. What you are after isn’t quite so straightforward hence you are struggling. Not many folk are going to want bikers turning up at all hours around their farm different to renting it to someone who uses it solely as a workshop.
