WTD: small building north lincs/ south yorkshire

Hi all, im a budding new business, currently working full time, and i need a place to start, and really struggling getting somewhere.
I need a small place to sell tea/coffee and general hangout for motorcycle club enthusiasts. BSA Triumph Armstrong and the likes. My local Triumph club has had to move due to the pub that was used closing down.
This is a huge long shot, iv tried all my local estate agents and you just get treated with contempt because your not handing over hundreds of thousands of pounds.

so, small building with ability for electricity, and water. Somewhere that could be made to feel welcoming to all, and a hard standing/ parking area.

They offer free tickets to all of their 5 different shows, which are held under the same roof at the NEC in Birmingham on 6th & 7th November. I think it would be a great networking opportunity to meet companies who would be interested in investing in your business. So many people have come over the years and it has been running, and have grown their business in a healthy and profitable manner.

I went last year and it was really helpful and I met some amazing suppliers who I am still in contact with now :)

well it just gets worse..
second let down in a week on a commercial property. first one was not what was advertised, and today, told by the estate agent (spit) they wont rent out to people doing what i do, even though the units been empty nearly a year! he said the commercial market is so strong they can choose who they want!!
im lost further down a spiral of nothingness. How do new businesses start up? you cant choose your property first then decide what you want to do with your life?
sick of dealing with estate agents (spit)

Thank you, but alas another no go.

Just had a email from an estate agent (spit) offering price on a industrial unit, followed by, we dont let to motor traders or anyone who repairs as such.

funny really, as i do vintage motorcycles, expensive well pampered motorcycles where owning one is both a victory and a disaster. owners of such, like someone whos clean, tidy, wears a smock, where the air in the workshop is familiar, rusty, smell you only get with old vehicles.
Do the estate agents care that i actually care?? no,
they dont drive / ride vintage things, so wouldnt have a clue, yet im penalised
I have just been asked why dont i start another type of business?? really!! so why dont they go work elsewhere then?
