Yard rent

Not worth the hassle unless you are collecting a min £6kpa to bring a positive income to the farm. Time you set up the agreement, invoice every month and chase payment. I cant see him paying anything like this - I would guess he's looking around £50 - 100 pw. You dont know how short term it will be either. We get asked all the time but certain people think its ok to offer £50pw for a small shed. Just not worth it. Did a rental with some scaffolding company. They started getting behind and lying about payment. Left a mess and lots of junk.

Disagree, you have to get the right rent but even a small shed for £2-300 month is worth it. You have to be picky though, I wouldn’t entertain a scaffolder or car people or some one coming in at 6am everyday. Invoicing is easy, cloud accounts packages, xero/kashflow etc send them out automatically and payment by auto bacs each month. If they are not prepared to do this then walk. Check people out(before you tell them you have a suitable unit) easy to look up details of ltd companies. Had a landscaper once who had 4 similar companies dissolved, I politely said no units available.

I’d disagree with taking someone for lower than £100 a week unless you have a far corner away from where you work wouldn’t have anyone about the yard for less.
Yes I’d discriminate against a constant bankrupt by charging higher rates and more in advance with personal guarantees
But sometimes good companies and people go down for reasons not of their making or engineering
But having said that there was a instance locally or a large builder engineering his company going down and a lot of small local businesses getting hurt, the next day his wife takes all her friends out for lunch to their regular hotel they are all sitting down ready to order, the owner of hotel walks over to her and tells her loud enough for all to hearthat under the circumstances it would be better if she and her friends left as they would not be served
You have to have respect for that hotel owner
 
I have to disagree £300pm is £3.6k pa its 2 diesel deliveries its nothing in business terms its just not worth it. Thats why after much experience any income from any corner including firewood/eggs any diversification for us had to come in over £6k pa profit. However, if its cash straight into your back pocket then you can benefit yes. Plenty of people are earning £300 per day now.
 
Yard rent on hard standing with no facilities is £1 per square foot per annum. That’s rics and rtpi guide lines.

Trying telling that to someone in the arse end of no where in wales or north Scotland, or someone a mile from a big town down south!

It’s all about location. Some Scottish colleagues of mine cried when I told them what rental value their sheds would be 500 miles south.

Not trying to tell you any thing except what the royal institute of chartered surveyors set their guideline rates at for people to have an idea and a starting point. It’s the same thing as some one selling some thing and some one buying some thing. The person selling always rates what they have to be more value than it actually is. The person buying always lower. There will always be disparity between a seller and a buyer.
 
Well ok but it’s a bit of a mute point, there are loads of compariables out there that an Rics starting point is not as powerful as a handful of brochures from locally let comps.

In this part of the world tenants are price takers, not makers. I am sure it differs elsewhere though.

I’ve just let a Concrete yard with a bit of half arsed roof cover,which is coming down, for £2.33 Psf. It’s got 3ph, water but not sewer.
