I am an absolute stickler for dotting the i's and crossing the t's with our properties and that includes the ... NO pets ... NO subletting rules etc etc . However we have just discovered one of our excellent tenants, a widow in her early 50's, has moved her son and his cat in with her without saying anything :mad:. Before I did the whole .... "excuse me but might I point out that your tenancy agreement says" ...... I have found out that the son has terminal cancer and his wife has chucked him and his cat out :sorry: As much as neither should be there, in this instance I think I shall stay schtum. Poor woman ... poor son .. poor cat ... I'm definitely not going to add to their woes.

I know of a tenant who feigned to be terminally I'll just to stay put,it didn't stop her burning the kitchen to keep warm.:banghead:

If you can, go and see a prospective tenant in the home that they are currently living in. You will soon find out if you want them as a tenant or not. The same applies to a prospective employee who would be living in your cottage.

A very good comment. I also do a video condition report where the new tenant points out any issues or existing damage etc. There are no arguments then.
