Advice needed for renting out our barn (60ft by 30ft)

Hi all,
Im new to this forum but was wondering if anyone can give me a ball park figure for renting out our 60ft by 30ft barn. Its got electric roller shutter, alarm and cctv and the owners live on site. Its in a rural location not to far from Bicester (oxfordshire). I was thinking of renting for 700 per month. Is that too much or too little? also how can I go about vetting any potential renters? Should I go through an estate agent for piece of mind? Should I avoid people who wish to break cars? Ive heard of tyre dumping scams, are there any others I should be aware of?

700 sounds a lot but you never know til you ask. if you get it then good. ask for a big deposit. should be at least 2 months rent plus the rent paid in advance so 3 months rent in total. get id for their address as some make it up. go for genuine business if possible that are looking to trade up to bigger place

Thanks for the reply. Also just out of interest where is best to advertise this barn for rent? Would it be stupid going through an estate agent and paying unnessacary fees?

Not just car breakers I would avoid anyone at all in the motor trade if it can be avoided.

Also if letting to a limited company its better to have the leasee named as the owner/director rather than the ltd company name.

Oh also It seems I can only rent for storage unless I apply for change of use. I dont mind having a business in there but so far the only offers ive had are for car related things and woodwork.

If you haven't got planning permission and its not rated you might also want to consider a use that will draw less attention to itself. Especially if you have got nosy neighbours.

But don't forget to insure it for its new use (as a landlord) and make sure that the tenant is reaponsible for the Rates if they turn up.

Watch out as well for anyone wanting to store 'recyclables'. I have a friend who has just been left with tonnes of tv's, freezers and microwaves and going to cost thousands to dispose of.

We tend to advertise in the local village shops. We have had numerous folk over the years, and find the smaller units rent easier. All our tenants at present are local one man band types' and tend to be most genuine.

Avoid cars and second hand goods at all costs.
