Sorting out a grey area.

Hi Everyone, I'm new to the forum and from what i've seen there are some really interesting topics to look at.
I wonder if anyone can help out with this question that i've been stuck on for a while. For the last 22 years or so i have been on very good terms with a farmer in Yorkshire and his family, and i want it to stay that way, i worked with other members of his family during the harvest times. The problem is this. They now use and own a field that backs onto our houses and flats, to keep pigs on, they are around 50 yards from our gardens, and yes the smell is horrible, you don't see many people in their gardens now it's that bad and we are all downwind. Farmer says they will be there for 2 years! and the pigs are in small arks set tennis court sized paddocks (free range it's called?) and some are in large metal framed canvas covered houses in paddocks. Farmer said this is temporary, but 2 years does not seem temporary to me. What i want to find out is can these be kept near to us for 2 years being moved now and then around the field, (18 acres?, ) and never far from our houses without planning permission or does the 400 meter/yard rule come into play. I know he has to earn a living but we all want to enjoy our homes as well. Sorry to go on a bit, thanks for any help.

How many of your neighbours have been using the field for a playground /dog exercise area or dumping rubbish over the fence? Have you ever thought that he might not be able to utilise the field properly because of their activities.

Well, for what it is worth, you have my sympathy. Everyone is entitled to quiet enjoyment of their own space and it's not much fun if a neighbour's activities interfere with that. I hope for your sake it is only for the two years, but as you have known the farmer for a long time and he has previously always been ok, hopefully he will be true to his word.

In the meantime, welcome to the forum. It is not as unfriendly a place as some of the answers above might lead you to believe.

The field has been used for arable crops and root vegies every year, until now. No one to my knowledge has dumped rubbish there (i've not seen any) and i think the farmer might have said something to me if there was. A hawthorn hedge surrounds the field. There is a good sized park not far away and also heathland people use.

Two years of the farm being there takes it to 2025, so in effect me and my neighbours cannot sell our houses, if we want to, for the market value, but only if we take around 11% less for them i'm told.
I wonder if a farmer would be happy to lose 11% of his income due to the action of someone else?

If he's in to pigs he might be lucky if he's making a profit.

You can complain all you want. You move to a house in the countryside, you live with the countryside.
The countryside is not going to adapt to your complaints.

It sounds like an outdoor farrowing unit, the farrowing arcs and dry sow arcs will be in a field which rotates around the farm as part of the crop rotation, likely to be followed by grass then arable. Pigs are great for adding fertility and you’ll soon see they make very efficient ploughs.

On the upside, you’ll soon be entertained by loads of little piglets which are a hoot to watch running about the place. Sorry to say but your house value is not your neighbours concern, he is perfectly entitled to carry out legitimate farming activities. It could be worse, if he was an awkward sort (or is made to become awkward) he may take to inviting the local caravan enthusiasts to live in the field, or indulge his passion in collecting old lorry trailers. Be careful what you wish for if you annoy him by essentially asking him to do his job elsewhere.
