Best spray for old house

Got to do up an old house, has everything, dry rot, wet rot, worms etc
need to kill everything harmful.
Whats the best cost effective chemical please?

Wood worm easily killed with wood worm killer, think there a a few different types of beetle, but we wont go there.
Dry rot as above ................
Wet rot pull it out and find the source of the dampness.

Before were organic we had some woodworm to kill, so bought some expensive liquid. Looked at the tin and it was cypermethrin, and I had about 20 litres in the spray store!

Been looking under floors and most joists rotten at wall,
there is fungus web running in the plaster
windows rotten,
At what stage do you call a halt and just flatten it and rebuild.
does replacement need much planning consent?
What does a new build cost nowadays once site is cleared?
Is it viable to build to let out?

Well the cheapest part will be the "flatten it" bit, so do your homework before you commit to a new build.
All the old houses do the timbers at the walls, so don't be disheartened about that.
Really depends what you want at the end of the project?

Dry rot and woodworm can be controlled with boron. Look it up, I'd think it nicer than some of the alternative chemicals.

Unfortunately boron will not kill the most destructive critters we use Culprinol every 5 years but then we are Grade 2 listed and have no option. Dry rot is specialist treatment and I would not wish on anyone as once it gets hold its very difficult to get rid of. Wet rot is not so bad just find the cause of the moisture and correct it. Ours was gloss paint on a lime plaster wall not allowing the wall to breath. Remove the paint and replace with lime wash wet rot all gone.
