Hello all, I am looking at putting in a dog walking field, I assume planning is required but does anyone who has one know how they are for business rates and at what sort of scale?

We have 2 secure fields, 10 acres and 6 acres. With a rateable value of £8800 per field. Planning permission definitely needed.

that's good to know thanks. well inside small business relief but will have to do as a separate ltd company to get full relief and be under VAT. how do you manage bookings? I'm hoping to find a convenient software package to use online

We use Acuity Scheduling for bookings which is linked with Stripe for payments. Works very well.
How do you control access to the fields?

We use a keypad lock, most other fields use a combination padlock. The online booking automatically texts the code to the client 24hrs before their slot. We change the code about once a week.

that's interesting, didn't realise the fields would be rateable. do you know if that's a fixed rate for a dog field or based on acerage?
Does that mean you can only book 24 hours before?
we run combination locks so people can book half an hour before there slot if it’s available
Planning is definitely required. You may wish to consider a temporary 3 year permission so if the venture does not work out it reverts back to agriculture - if at the end of the 3 years it is a success then apply for it to be made permenant.
You will be applying for a "sui generis" use so the new use will have no Permitted Development rights so you will need to apply for planning for any hardstanding, shelters etc you might wish to install. You will also need to demostrate appropriate access arrangements, parking provision etc.

my planning has gone past public consultation and has no comments in reply from parish council, highways and environmental health. fingers crossed should pass ok. which is good as I have another application for another separate project burning a hole in my hands waiting to go in once this passes!

I agree...... apart from the viable bit.
If you are near a decent sized population it's a very good earner, I would like to do one here.
There are loads around here, fully booked all year round.

We had to as it’s a change of use from agriculture and there’s car parking and extra traffic etc.

This may have been asked, and perhaps I didn't understand but what would be a typical business rate for this type of venture, is it linked to acreage/turn over/land value ?
its linked to rental value, as determined by the district valuer.
