Yard rent

Hi
Anyone rent a bit of yard out to a tree surgeon for storing kit and vehicles plus an area to dump chippings? What’s the rough going rate? Thanks

How long is a piece of string. Has the tree surgeon approached you? If so just ask him to make you an offer. If you're happy with it, happy days, if not negotiate up.

Thanks for the advise
Yes he has approached me about it as he’s got to move from his old yard.
The yard space isn’t being used for much else other than storing a load of our crap which is a good excuse to have a sort out
The yard is in Oxfordshire good links to networks and near a major road so good location
In future I want to develop the yard further but for now things don’t allow so this will be a good opportunity to start.
Thanks again

Work out a figure your both happy with be it x amount for the shed and x amount for the hard standing , £5 is somewhere where you need to be on the shed and I wouldn’t be far off for open yard as your in a good position in the country.

For that though he might want it secure.

Tree surgeons chip is something I wouldn’t want to put in animal yards due to all sorts going into the pile , we had a local chap dump it on a muck heap in the past but the mess wasn’t worth it.

Personally I would have a chat with him on price and area etc , see what he says and then a must is have a tenancy or licence put in place for a year by an agent of some kind just so you don’t have the mickey taken but knowing your set up I doubt that would happen !!!

We had a tree lad here years ago- I had to keep nagging him to keep it tidy and not turn into a convenient storage area for woodchip and old diggers, etc as it has a habit of spreading. It also involved people in pick-ups coming round looking for him all the time which kept us on our toes, although most were fine, a few weren't.

Another thought, but certainly round here 90% of 'tree surgeons' with vans towing wood chippers are in fact those who live in rubber-tyred houses - you probably want to avoid letting them have free roam of your land and buildings. We got burnt a few years ago by one and have since been a lot more careful.

And the other 10% that are not caravan dwellers tend to be followed back from jobs by them to find where they store their equipment. Saves them having to buy their own. End up with some hefty repair bills to buildings when they break in to steal ifor trailer, woodchipper, chainsaws etc.

If you don’t want him I’ll have him! I am after his wood and chip though!

Outside space £1 Psf, inside £3-4 maybe. You may get picked up by the council, possibly planning and rates issues so be careful

Some good points. I have really only had people in our yard whom I have known for a while. I was also warned that if a tenant runs a business from that yard they might have protection as a tenant. I would want to check that. The rates issue can be got round by the tenant being responsible. Of course that will probably legitimise the tenant further. On that basis perhaps a proper agreement needs to be drawn up with some kind of end stop.
