Hi everyone, hope you are all well.

Just an update for you all... this is what it looks like, yes, they have tarmac and street lighting:

We have still not negotiated the rent!
Wow, I wouldn't worry about the rent if they left that and you manage to get planning to retain.

I'm not sure on your circumstances and what you've signed, but if no rent has yet been agreed it be surprised if they aren't in breach of contract. On a much smaller scale I've seen good "compensation" from SSE, Thames Water and Gigaclear where they have accessed our land without the correct agreements fully in place... the big powers all try their luck in hope we are thick farmers without the incentive to see things right. You can demand a justified value loss to you, but it will need to be satisfied by a breakdown of how you came to the figure. IE you had plans to rear 10 lambs to the acre a year, cost per head per year £50, sale value £120, revenue lost £70/head= £17500 per annum. You can then add soil restoration, nutrient rebalancing, etc legitimately. I'd also approach the council for permanent change of use and offer HA the chance to extend the contract on a more commercial rate.

Interesting, thank you. I did have plans for those fields, however, after being conned by a career fraudster, and lost all my money, my plans have been seriously delayed and I'm still trying to pick up the pieces. Also with the new Telecommunications Code, mast rent is now 10% of what it used to be. I'm just tired of being done-over by everyone and now, National Highways as well! They also trespassed outside their area and in return for that, have retrospectively agreed to lay me a stone track (although this was in January and I've seen nothing yet) that will allow me to get to the other side of my land (which their compound has effectively orphaned me from).

I have re-read your recent photo post again this morning in a totally different light after your above comment.

This is everything that is wrong with the system that gives rights to government departments....without affording proper compensation to the landowner.

It also links in well with the other thread on here about buying land for houses at less than agricultural value.

Can you tell us why this compound is needed? There must be a huge infrastructure project nearby. No company lays all that tar and permanent streetlights for a 2 year project. Surely there is something else going on here

To put it in perspective the small figures have been £1400 for access to do a transformer where they put two huge wheelmarks across a ploughed field, £2500 for an early access with Thames Water to replace a pipe, £11k for an unlawful access to our land by the local Internet provider. The Thames Water one I used an agent, the other two my own argument. No idea of your location, looks a bit like the one on m4 near me. Andrew Chandler at Carter Jonas is a genuine chap with good knowledge and won't waste your money if you want a good agent and can't be arsed to do it yourself. Happy to give my tuppence worth personally for advice if you want to pm me, or drop in if you're local enough

If the cost of £317 million is anything to go by...
What is £317 million building? You would build a big hospital for 500m and I doubt they would lay tarred car parks and street lighting unless it was to be permanent. There look like disabled parking bays and some charging points too.
You were conned out of all your money yet when the golden goose comes along there is compulsory purchase yet
you have had no payment for a huge site which may not be reinstated and have been cut off from part of your land???
You also suggested you may use it if it was left. What would be the plan for a car park for 300 cars? Supermarket, football stadium?

And in all my years of construction works I have NEVER seen a works compound as tidy as that! No plant or machinery; no materials. Sorry, it doesn't stack up for me. [And the OP has gone quiet............]

Me suspicious?? Never, but I was a land agent on major infrastucture projects, so what would I know?

If so, the budget has already risen from between £100m to £200m, then again to between £200m and £250m, and seemingly now stands at £317m.

The compound alone probably cost a million or more to build.

I'm not pulling anyone's legs, unfortunately! Imgur is just the platform that the images were uploaded to as a way of sharing them.

OK, so I stand corrected.

OP stated that no financial arrangements are in place.
So a simple question that I should have asked much earlier:
In respect of the land in question, are you the owner/occupier or a tenant?

Indeed it does make a huge difference, as it affects the advice we can offer.

But the burning issue is:
Why hasn't your agent negotiated a deal before anybody ever set foot on the land?? If thereis nothinf formal in place it is highly irregular. But without full background information it is impossible to offer sound advice.
