You are not alone, we are putting up an orangery on part of our patio, we are placing an oak frame on the existing stub walls. So we knew there could be issues regarding the wall , but thankfully digging down revealed a proper metre concrete foundation. Thankfully the existing patio had 4 inches of concrete laid under it , which we were unaware of but should save quite a bit. We will put insulation over then 100 mm screed on top So we went for permitted development, it is within the allowed dimensions , rear facing 6 metres from edge of property blah blah ,etc. So kicked out, since permitted rights were removed 12 years ago when house was built. Put in for full planning, kicked out again we are in a flood plain, yes might be but we are 2 metres above river and if we are flooded several houses nearby will be submerged and the main road will be a metre deep. So flood risk assessment done apparently we must have an escape route with a designated escape route , further nobody must sleep in it in case they wake up drowned! I did ask about our designated down stairs bedroom which was put their as a planning condition for a disabled person, but nobody could see a problem there. So building inspector calls today very happy with the wall but the 4 inch concrete floor has to cone up! Cannot be sure it has a good base. Been down for 12 years with no sign of a crack. FFS we used to only use 4 inches in cattle yards. Now an 8 inch sandwich may not be sufficient to carry a few plant pots! Then he saw the air vent bricks, which we were just going to allow to vent into the orangery, oh no must have ducts to the outside so more hassle and another 4 inches of concrete!
