Agricultural or Industrial Steel Building to Run Workshop From

Hi,
I have read numerous threads trying to find the answer but a lot of conflicting views!

I am looking to have a steel building erected on my property that I can run a workshop from as part business and part hobby and also use for storage, subject to planning. It is a rural property and is my sole residence. It is not and never was a farm.
The only people working there will be myself and my son.
The building is similar to this one - https://www.ebay.co.uk/itm/Davis-st...121591?hash=item3fe235e177:g:GxMAAMXQ2UVQ6eb7
The reason I ask is I can get an agricultural building that will meet my needs for far less than the equivalent industrial one.
I know that agricultural buildings have a limit to the amount of time that should be spent in them but does this apply in my case or is it a blanket rule?
Thanks in advance for any useful info.

I’d crack on with the cheap one, not sure building regs are needed if just for you. If selling it one day may not be as easy without though.

regs will focus mostly on energy which you may need to consider. You could foam spray the inside which will make a big difference and likely cheaper than proper pannels.

make sure you have a fire escape.
