AHA farmhouse swaps

Hello, we are in the early stages of an aha tenancy succession, and it looks quite likely that it’ll go smoothly and the landlords agents haven’t got any grounds to contest as we’ve got all our ducks in a row over the last number of years.
The issue we have is that we are about to have a second baby, as well as a toddler and we really need to be in the farmhouse before this happens which is in a couple of months. My wife really struggled after having our first child with me being at the farm all hours and her stuck on her own with little support, she’s dreading the same thing happening again.
My father is the current tenant. What is the worst that would happen if we swapped house before the succession was complete?
I’ve asked my agent and he says the worst of you got caught, is that they would issue some sort of order of correction…meaning technically my father would have to move back in to the farmhouse as the names tenant. Going to speak to Tfa on Monday.
Obviously people will think it’s not worth the risk. But having a very sad and unhappy wife isn’t a good position either.
In terms of housing, we mused and wife are planning on a straight swap with my father.
Anyone any experience? Thanks

I had a similar situation. For various reasons I couldn’t move into the farmhouse when I succeeded dad. Approached the estate and they agreed that i didn’t have to immediately move. In the end it took about 5 years to move. No harm in asking and get it written down.

Think it probably depends on the attitude of the landlord and his agent. Compared with friends who are tenants I think I have a very good relationship, most of the time 😂

I moved into the farmhouse five or six years before I became tenant, with approval from the Landlord and his Agent.
It was all documented in correspondence, and the Landlord reserved the right to withdraw his consent, meaning in theory Dad would have had to move back. This was back in the day when a tenant had to be 65 to serve a retirement notice triggering succession.
Anyway I’m still here, now tenant, and am pleased to say the Landlord, his (new) agent and I still have a good ongoing working relationship.

Thanks. That could be a last resort but I don’t think we all get on well enough for that and it would no doubt end in tears.

We had to share with my parents for 3 months. It was a disaster, only do it as a last resort. If the estate had an empty house i would have rented that.

talk to the agent they can only say no

do you get on with them or is it a battle every time you or they want anything done

my land lord agreed to me moving in befor i took succession
and agreed to me moving to a bigger house and allowed use to sublet
now they allow my son to live in the house

it always pays to have a good working relationship with the land lord
it is their land
but do not let the agent push you around

Always remember that Landlords need tenants just as much as tenants need the land.
There are times when there is more demand for land than availability of land, and there are times when good tenants are in short supply.
Usually a good landlord will treat a tenant fairly and foster good relationships. Agents are often less than honourable in their approach.
