An attractive, agricultural and moorland estate, Emmetts Grange, near the village of Simonsbath in Exmoor, Somerset, is up for sale by Savills.

This Grade II listed house is circa 894ac at the heart of the ring-fenced property within Exmoor National Park.

The house is less than a 15-minute drive from the coastal twin villages of Lynton and Lynmouth.

Other amenities can be found in Minehead, Dunster, Ilfracombe and Barnstaple. Taunton station is approximately a one hour drive away.

Property features

The estate includes pasture land on 407ac; 11.34ac of woodland; 461.88ac of moorland; and 10.31ac miscellaneous.

There is an extensive range of general purpose farm buildings and concrete yards suitable for a variety of agricultural enterprises. The farm buildings are included in the Farm Business Tenancy.

Adjacent to Emmetts Grange is a Grade II listed courtyard with traditional farm buildings of stone construction with brick quoins, under a slate roof. The courtyard provides a unique and charming aspect to the rear of the house.

Furthermore, these buildings include a tack room (with central heating and hot and cold water), a log store, a garage, a feed store/workshop and a range of stables.

There is also former livestock accommodation that would be suitable for a variety of different uses, subject to the appropriate planning permissions.

An array of accommodation

The elegant Grade II Georgian-style period house enjoys an idyllic, rural and private setting, yet it is within easy reach of amenities and transport links.

The nine-bedroom dwelling provides wonderful entertaining space with light, south-facing principal rooms and still retains its practicality as a working farmhouse.

It has an enclosed traditional stone courtyard with stables and barns. The house is built from rendered stone under a slate roof and is set over two floors.

The house has a large front lawn and a part-walled garden to the west. Amenities include an outdoor swim-spa, an outdoor tennis court and stables within the courtyard.

On the western side is a studio bungalow which is currently used for holiday lets.

An attractive pair of traditional, identical, semi-detached rendered cottages are situated off the main drive. They are both let separately under Assured Shorthold Tenancies.

Emmetts Grange estate is for sale for offers over £6 million.

More information, including the contact details of the selling agents, can be found online.
