Once we have finished I will post pictures of build, just waiting for weather to break to finish concrete in bed area and then fit it all out, we should have started the project last spring but had some travellers turn up for neighbours and we put everything on hold till council sorted them out and as a result of that we are now trying to work around frosts, at least neighbours got moved on.

3 batches through, mucky from weeks 12/13 to week 17/18 in every batch so far. Takes me 3-3 1/2 hours on my own between these weeks. 1-1 1/2 hours before week 12.
Income as expected.
2nd shed going up in the next 6 weeks. Lay-out changed to save me a bit of fork work by increasing area accessed by tractor scraper!
Is this hours taken per day? And for how many pigs?

Sorry being lazy, I'm sure the answers are in the other thread.....

what are your costs per finished pig place, and how many sq ft per pig is required on that system

Not exact as difficult to separate costs for pig business to arable business, (insurance, machinery etc) but roughly speaking:
Based on 2.2 batches a year-
Insurance £1500 pa
Machinery, 7840 loader for all mucking out, maybe 15 mins use a day on average apart from carting/stacking straw. Say an hour a day to keep it easy. £20 an hour? Brought and paid for 15+ years ago so doesn't ow us a lot = £20 x 365 = £7300
25ft Bale trailer and 8t muck trailer. Getting cheaper the longer they last. Bale trailer was £900 muck trailer was £2300. Lets say they will last 5 years with little maintenance apart from a spot of welding. £640 pa
Above costs could vary greatly depending on new paint or not! It doesn't cost me £7500+ but you need a figure!

Straw for muck from arable enterprise, £3 a bale contractor charge for bailing. 400 bales per 1000 place shed pa. £1200
Water getting cheaper the more we use it. Borehole put in for 5k at the start. Say right it down over 10 years? £500 pa. Electricity covers cost of pump.
Electricity, hard to tell exactly as comes off the same board as the rest of the farm / grain store etc....around £400 pa
Professional fees- £1200 pa
Wash out- contractor charge £1000 per batch. £2200 pa (could easily half that if done yourself)
Straw tarp to keep it dry- £800 p/a (replace 1 of the 3 each year due to ratty holes)
Pest control- £150 pa

So before loan repayments are considered your looking at around £15,890 pa. or at 2200 pig places- £7.22 per pig place per year.

Repayments of around £15000 per year or £6.81 ppppy.

Total £30890 or £14.03
Income roughly 40k for first 5 years,
Muck value after spreading charges- 5k?

You wont get rich!!
It would have been a no go if I had to buy straw/additional machinery.
Also I wouldn't be putting the second shed up without any changes!!

So am I correct in thinking your financial surplus is £10 k per year? Presumably this covers your labour of 240 hrs per batch Does this not mean that you have to run the building for 13yrs at 15k yr payback on £200 k shed cost?

Nearer 300 hours per batch once vaccinations and straw carting/stacking is taken into consideration.
As said figures are a bit fluffy as it doesn't cost us £7500+ to run the kit each year.
All above figures are roughly what BQP hand out in their 'new build pack'

Yep, but shed should last many more years than that with a little maintenance. Our old Pig unit was 30+ years with minimal maintenance.
 
Incomes dont look too bad. All loan repayments covered, 7k+ of machinery costs covered plus all the bills, with £10k surplus based on 660 man hrs worked per annum. Plus the muck value.
