We went private. There was an assumption at the time that the council inspector might be a link between what is being built and what was granted. Ahem, basement, ahem.

We went private with the one my brother in law uses all the time. Council wanted £500 upfront at least 3 days before starting on our attic conversion

Would you go with private or council? Architect reckons council, I reckon private.

Council Everytime, private ones I have used need 3 to 4 days notice ,so no use ,council man same day , better for client as they can ask council guy yo as many times as they like ,private want more money

Depends how cunning you need to be.

Private will prob cost a bit more and may not be as convienent but it doesn't matter what their eyes see and they are easy to 'talk' about grey areas.

If you are playing the planning game then go private, if straightforward then council are quite efficient with visits.

Thanks for your replies everyone, I spoke to a private chap this afternoon, that a few people have recommended, and he seems very straight, so I think I'll end up going with him, also he's worked with the structural engineer, so all being well, they'll get on.

My advice for anyone building, is get the architect to do the bare minimum, mine wanted me to spend £2k on a soil survey, (n) they've been wasting my time for the past few weeks.

The council have been fine here. She was happy to come out monday to inspect the drains even though I hadn't finished them as I needed to backfill the foul before could dig the main rainwater drain run.
