Building refurbishment

Can anyone shed any light on planning permission requirements for refurbishment of existing agricultural building? Have started a project recently on a 120ft x 40ft shed that was put up in the 80's. Have been asked to fully refurb it, including composite cladding, floor, external aprons etc.

Building stands alone, away from road (30m +) and are not extending or altering footprint. Have had a few nosy neighbours poking around as site has been left since early 90's and someone has informed local council.

Client assumed would fall under PD but now getting jittery!
 
Just finished re roofing lean to on Grainstore and he now wants to do whole rest of roof (did tell him to do all of it last month but wouldn't have it!) May just need the old stripping off. I have 8 new buildings on order at the mo and various other refurbs/groundwork jobs so gonna struggle to get it all done!
