Buying a farm

I posted a thread a few weeks back about converting a small farm to dairy, feedback was not positive :(

My neighbour called over monday night and informed me that he is selling up, his wife wants them to go to Oz to live with their kids who are already over there. he wants 8k an acre. Which I think is great value considering whats on the farm.

He has an 82 acre farm in full dairy low input production milking 105 Kiwi cross cows. Flying herd, with silage made on a leased block. 2012 14 unit Delaval parlour, ok cubicle shed, decent laneways, paddocks etc. There is a 2 bed cottage on the farm too.
He is looking average money for the farm. He has sold the cows to his brother in law who is in expansion mode in another county. Cows are leaving on 1st September.
He would put the farm up for auction if a neighbour has no interest. He has approached me first.

I have had a meeting with my bank manager and he thinks I can borrow it. I would sell some of my current farm in time to reduce pressure.

For those you have not read the other thread. I have a milk buyer and stock to trade into a herd.

Am I mad. We are debt free. I'm doing a farm walk on saturday with my milk buyer. ill try put up pics of the set up.

An opportunity I think. As long as you have a buyer, and a contract with that buyer that is long term, then go for.
 
I suppose the obvious question is are you doing to devote/commit yourself to the dairy job long-term and you have time to see a project through? If yes then it's largely a no-brainer. Yes there are bound to be some lean years ahead but I think the future is bright in reality particularly in Ireland where food production is taken far more seriously.

So if you bought this

a)how many acres you got left after you plan to sell yours?
b)how close to your block is it? knock a hole in the hedge and you're there?

Just be careful selling some of yours first before you complete on the other just incase he has a change if heart. That would be my biggest concern
Yup, land next to me was bought by a guy in the situation. Sold some land on his door step to move to a new unit. That fell through, now has a block of land a few miles away from the steading ‍:banghead:
