Buying a tenancy

An AHA held by a Ltd Co never uses a succession though, does it?

And yes, earning too much from non farming business could jeopardise tenure
Again the Ltd Co. would have no other earnings.
I used to own one and sold it with a farm I sold. The landlord had long term hope on the land and was quite comfortable to convert it from a personal tenancy to a ltd. Co tenancy.
It is still undeveloped and I don't think ever will be

I think a tenant can earn up to 49% of his income from non-farm related stuff. IE more than half has to be farm income - DON'T rely on me here though.

We've a ltd co -separate to the farm accounts, and the landlords agent is perfectly happy as long as I don't try and pay the rent with a co cheque!
(and I carefully asked for, and was given, an exemption from the income/tenure rules so I could diversify a bit).

I'm only going on whats presented, it says AHA....anyway an FBT wouldn't be worth tuppence by comparison

(and I'm not sure, I have it mind that AHAs can still be granted...can they?)(although why any landlord would isn't clear)

Aside....
I notice an element of hatred of those rich land grabbing landlords about the place, which I find baffling.
Unless you're a committed Corbynista, wouldn't you accept that someone owning a farm, and prepared to rent it out should be treated with some respect, and be expected to get as much rent as the market would stand.
I'm both tenant and landlord, and endeavour to treat others how I prefer to be treated myself.

I quite like the idea of buying a farm in Scotland, but wouldn't give it a thought while the SNP are saying what they are.
Imagine if I fell ill, and needed to rent it out?
Little wonder farms are a lot cheaper north of the border.
You are baffled why landlords are hated???
You have obviously never been f.ucked over by one, treated like dirt, arbitrarlly evicted etc
There have been four suicides within 15 miles of me, all related to tenancy issues.

And I can think of similar down here.
But I can think of plenty of tenants who'd eff over their landlords just as readily.
To hate landlords for being landlords doesn't make any more sense than hating anyone with red hair, or whose left handed (and no i'm not having a go at anyone)

You obviously have had a bad experience, but that doesn't make every landlord a bad person.
I've had tenants who've been complete dicks...I don't judge everyone by that experience.

He is selling a company with a perpetual tenancy . Its not unusual, in fact its very common in australia etc
Perpetual tenancies are now a tradeable asset in scotland thanks to the scottish govt who managed to break away from the death grip of the landed lobby

I have heard of this before. A chap near us had a tenancy dating back to 1960s in the name of a ltd company of which he was a director. He sold everything including the ltd company when he packed up farming. The landlord bought the company for a vast amount solely to get the land back. The landlord was a charity.

Am i reading it right in the FW?..... for £1.25 million, fella will sell you his company, which has a secure AHA tenancy on 500+ acre farm in Lincs.
The farm is now owned by a charitable trust the fella has set up, and has current rent of £45k

A curious situation.
Why buy golden hand cuffs when that would buy 500+ acres of arable in a good place here?

You can succeed to an AHA but no one would grant you a new one.
I got bought out of one and I own this. I just wish I could've come here sooner. Life with no land agent is bliss(y)

Why would you rent a farm out while renting another farm, ? Sounds bonkers to me.

I'm in business mate.
I do what seems the best policy to me.

I have the benefit of a very good AHA where I reside. I've bought land/property elsewhere, some of which I rent out -more or less depending on my mood from year to year- as it gives a better return than if it were 'in hand'.
I was, and would still rent more out, but have had trouble with morons failing to understand the simple premise of renting land.
I rent in extra keep which is nearer home, and costs less than what I rent out earns.

I wouldn't wish to discuss numbers on a public forum, but if you think I'm doing all this for fun, you're mistaken.
Bonkers?
Maybe, but given I was 24 before I ever saw a bank statement that didn't have 'OD' at the end of the numbers, I'm happy I must be getting something right.

My apologies, i got the impression you were renting out a farm as a landlord which you clearly are not.
