Digging & Planning for hard standing area

Hi

Wanting a bit of a hardstanding area in a field to park some kit on.

Will keep it under 465 m2 to keep it within permitted development rights and so I won't need to get any consent? Would JFDI but I've a feeling one of the neighbours might be a bit of a bellend.

Whats the best way to construct? Dig, teram, big hardcore and planings? Will have some artics on it at times.

Can’t be anymore of a bellend than the folks oppersite my yard, created me no end of planning issues but the planners saw the light that she was just gonna complain about anything I did so said just carry on in the end. So the shed got built and I’ve now got A decent size yard and getting bigger all the time.

Did you do that under permitted development or did you have to get full planning because of the size?

To stand an artic ,nothing less than 300mm thick ,more if you can ,,but yes ,membrane then big stuff ,track it in ,then smaller stuff to fill the voids and blind it with plannings or 40mm type 1 and thump it in

Mines about 300mm of rubble then 50-75mm of 40 clean limestone and will have 50mm of plannings eventually when I get some cheap enough. Never bothered with terram and it’s never moved.

You can no longer JFDI and claim it to be Permitted Development. Agricultural Operations under Schedule 2 Part 6 Class A of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) require you to seek Prior Approval from the Local Authority.

It is a common misconception that farmers can "just do it" and claim Permitted Development rights.

It is also important to note that you can't apply retrospectively and it would then require full planning consent.

I need to look at the groundwork side of this now.
Plan is 40 metres by 25 metres of hard standing (doesn’t have to be concrete) which would take 44 tonne wagons on it, and a 20 metre by 10 metre basic steel frame shed on the hard standing.
How would those in the know attack this?
