Electric Pylon wayleave property compensation

Anyone been through this? I understand 95% of the metal pylon towers have been claimed on, so must be lot who have? I am looking at converting the 132kv tower and it's cables from wayleave to easement. And in return capitalising the income stream and more importantly compensating for negative impact on (residential) property value.

It's about 160m from the house, but more excitingly we've planning for a further 4 houses all of which will be affected mostly to a greater extent.

I get letters all time from specialist compensation firms, but they all want a big % of any claim, when I understand reasonable agent fees covered by utilities company.

Anyone have any experience or guidance for a % impact on property, or their own experience. The process seems easy, and I'm happy to do myself or local agent, but I just have no idea what a realistic or fair figure for impact is. And would hate to sell ourselves short but at the same time loathed to lose 20% for what doesn't appear to be a lot of work, other than them having a database of comparables (and a fleet of fancy cars).
