Everyones words for farm in their area?

In Devon 'Barton' is a common in place names, in my bit of East Devon many farm names end in 'hayes' eg 'silverhayes', 'moonhayes'

Is a Barton Farm a larger holding with a bigger farmhouse? From what I remember growing up listening to my elders, there seemed to be a distinction of some sort between one of those and a Barton.
