Whats the procedure for notifying planning department when erecting a farm building nowadays.?
It used to be send in drawings and if you didn't hear anything in 30 days crack on. That was 30 years ago though :D

Make an application via the main planning portal for an ag notification. Assuming it meets all the criteria, size, distance from road, not near an airfield etc

Pay the fee(something like £90), attach a plan showing where it is and wait your 30days.

More or less - £96 + £25 planning portal charge. 28 days to wait, but only after the council have bothered to pick it up from the PP. Can you tell I've done my £121 bit but they haven't started their 28 day bit? :mad:

I had to send in form to see if the building would meet criteria for PD. 75 quid. Chased up after 7 days, to be told the form I had submitted was wrong... silly *** had sent me the wrong form online. Start again and submit exactly the same details and maps etc. Was called and asked for teh money... again!! I pointed out that I had paid already but because of THEIR error, the form submitted was incorrect. Accepted this.

When they eventually found my application 3 weeks later after losing it after I had chased them up, I then waited a week to be told I now needed to apply for Prior Approval.

Sent that in using the online service. 121 quid

One month later, notified I can go ahead.... Shysters! So building 1 month behined original schedule! Footings this week... ?

Size of shed you can now apply for under PD has increased from 465 m2 to 1000m2, saved someone alot of money and time by advising them to wait a few weeks when it was changed!

Agents can beneficial but mine didn't spot neighbours was a"dwelling associated with agriculture" and suggested we needed full planning when PD was the case.

Need to keep eye on the ball!

I’ve heard of people waiting 6 months in pembs. I was told by someone in planning if it’s agricultural to build anyway and if they catch up on it plead forgiveness. Its actually a easier process than applying for permission from what I’ve been told. Don’t take it as gospel mind.

That has been considered! Plenty I know of have just gone ahead and built without a problem.

Are you sure about that?
I was pretty confident that it is 28 days from when you apply and make payment, what they do/don't do at their end makes no odds.

Just be sure they can't argue it isn't ag or any other issue they may choose to decide it wasn't a lawful application. ie. animal housing within 400m of protected dwelling etc.
Search on Gov site for ag PD requirements, it is all there.

Airfield, what diffence does it make apart from cost. We're next door to one but never put up any sheds for 20yrs.
Just restricts height to 3m if under PD as far as I recall. As said above, just look up ag PD requirements.

My understanding is 28 days from having validated the application. The cc haven't yet 'received' it as it still sits at submitted on the portal. Perhaps when they get their act together, the received and validated dates will backdate to the application date.

It’s a grade A pain in the @ss as it limits you to 3m which is plain stupid as if the plane is 3m off the ground it’s gone through a load of trees, the house and all the other sheds but some idiot thought it was an okay condition to add.

The GPDO says
where the local planning authority give the applicant notice within 28 days following the date of receiving the applicant’s application of their determination that such prior approval is required
Thus it is the councils issue if they are tardy in processing the application!

That is the advantage of doing it via the Planning Portal, providing everything is in order they are meant to back date the validation back to the date of submission. If anyone is having issues I am happy to assist, drop me a PM

The building manufacturer wants £100 plus vat for a drawing of a 60 x 30 x 14ft open fronted building! Seems a bit keen when spending near £20k

6cm x 3cm x 1.4cm on your own carefully drawn submission. Give floor plan, and front, back and sides elevations on your plan. You could double those dimensions if wished, depending on thickness of the nib you're using.

List materials, and indicate where to be used.

Make sure the roof is a sympathetic colour to its location. Show location on a plan of the farmstead.

Pay yourself £100 + vat, or buy something nice for someone you love.
