Despite all the doom and gloom surrounding Brexit and a drop in profitability there seems to be a major lack in arable farms for sale this year.

Does everyone think there will be a increase in supply?

Depends on how many farms the banks repossess.

Quite a bit more land for sale in the Carmarthenshire area.
A good 12 acre field made £94000 last week at auction. Good land and road frontage but a 30 yr development clawback.

Seemed a lot for sale in last weeks FW. Noticed that the late Major Rooke’s Beverstone Manor estate near Tetbury is on the market. A nice cool £12m or thereabouts

Yes I think some of the bigger dairy farms are quietly on the market. But more smaller batches of land and larger small holdings on the market.

Lots , that shows demand is high for farms , in the 60ts you could almost buy any farm in Cardiganshire if you had the money, almost every farm was for sale

Neighbouring farm for sale here, owner has only offered it to the near neighbours and is trying to keep the agents out to save the commission.

We having very little interest in ours as a whole. Going to try lotting it, see if we can get equine/ lifestyle buyers interested.

150 acres grassland. 2 steadings, one with 3 bed farmhouse other has new build 3 bed bungalow. Both have set of modern buildings.

With all these things, you have to think who your target customer is. I would say that your place sounds like it would be better in lots. 150 acres not enough to support two houses, and first time buyers wouldn’t have the capital to buy them both.

House + 30-50 acres
House + 50 acres
Pony paddocks, etc for the rest.

£1.6 but we think the agent has over valued it. Would take less than that for it.

Trouble with lotting is, you may get stuck with something. i.e stuck with a house with no land, or land with no farmhouse........

Right now he seems to be stuck with everything.

You can always sell a house or some land - you just need to price it properly.
