Full planning permission for a barn conversion

I’m thinking of applying for the above that will make 3 3 bedroom units. My questions
1/ how long will the planning permission last for if we don’t make a start ?
2/ along with the planning we Propose to also knock down old Dutch barns close by and build a portal framed building big enough to make garaging for the barn conversion, if we had to make a start in order to bank the planning permission if we went ahead and built the oral framed building would that have made a start on the development, therefore guaranteeing planning for ever ?

Planning Permission will last 3 years before you have to re apply.
To make it last longer all you have to do is break ground. We would normally just dig a footing for a small part of the project and get that inspected by the local BCO. Once it has been inspected and registered the permission will not run out
