industrial units

That sound a hell of a price, been thinking about getting a few for a while now. Put a add in the local wrag for a building we had for let and the response was very good 4 buildings now let out and a time waster not answering the phone on another one that we did a hand shake on.

just let a 50x40 unit today £950 a month..
gonna have to find some storage for my hay somewhere else this yr..
is a 100x50 5 bay building at min..
@PDRD draughting will be putting up the new partition wall and one bay clad at front..
new elec roller shutter, bit electric on a meter and jobs a goodun.
@PDRD already on site doing total refurd to an excisting block old grain store buildings..
new roof
re clad all round
partition walls
4 roller shutters..
will look like new.

This one's close to Crewe - units always full!


know the place, I would imagine it is pretty handy being 5 mins from a big train station, only an hour and a half or so to London from there.

A relative did the same with his buildings, he has a mix of marketing type companies pretty high end, but that is down south near cirencester. He is doing very well from it.

We are also about to convert one of our old barns into an office, along with three houses. It makes planning easier for the houses to have an office there.

We have converted some old calf pens into units with roller shutters on the front. Good for landscape gardeners etc who want to collect/drop off tools etc at the beginning and end of the day so not much traffic in yard. Had a couple of issues with people not paying, what are peoples thoughts on getting people to sign a disclaimer/contract so we could kick them out or have contents if they are problematic?

what type of partition wall do you work, block , plywood etc ?

Went to a farm last year and the auto gate turned off at a certain time to stop folk coming and going day and night.

£200 month here for 20ft container.
We get £80 per month for a space for 20 ft containers in the corner of a yard on ind estate the land was to build another unit and let it but this pays better no outlay and the containers belong to each person we have 9 of them and are all good payers and no trouble one guy has 3 and has been here about 6 years

250/quarter here for 40ft, they do tend to get broken into or attempted anyway. Although owners have now implemented various methods to deter the said thieves, put it this way I wouldn't be trying to break into any of them now!

What sort of price would you get containers for
And where is the best place to get them?

When I bought a load they were pretty cheap = £750-1000 for 40ft but that was some time ago now, one tenant bought one the other day at £2k delivered (this was a top notch single trip with all the security). I would make sure whatever ones you get they have some bl**dy good locks clasps etc on them because they do tend to attract the light fingered brigade. You need some decent security system in place as with the advent of portable grinders etc, they can open containers bloody quickly.
Most of mine now have GSM alarms on the doors, these phone various numbers in event of a break in.
